Top city, block b kanal plot, is it good
And safe investment?
I'm considering buying a kanal plot for 95lacs.. Location is good in b block.
I think,for me atleast,it takes a lion’s heart to spend such a big amount to buy a plot in private society.To me atleast,it is not an option.
Falcon, where would you spend that much money for investment?
Sir i consider topcity as high risk high gain investment but that certainly requires certain amount which you can afford to lose and i think people having the hardearned money like us cant take such sweeping risks.I would rather settle with lower profits but with saftey of inevstment by investing in dha 5 P Q block by adding a little bit of amount and if i would like to fill my appetite of having a high risk high gain investment then i would divide it between dha and some credible society near new airport.

My opinion, would be to purchase Kanal plot in Mumtaz City Chenab Block with possession and having bigger street width of 50 Ft as compared to TC street width of 40 Ft... Price would be a bit lower than TC as well... MC is much more safe and secure as compared to TC...

Mr. Khan don’t you think Mumtaz is slower than Top City, I visited both recently and found topcity was a bit cleaner and organized… Especially the B block.
Prices of both wil grow if there is any growth. MC work is solid but without a bit surkhi powder. 7 marla of MC is trading around 45 lacs in MC.
Falcon, why do you think Topcity is a high risk investment? What risk is involved in buying a possession plot?
Wow, if true, this really is a good price for TC investors or plot owners, I don't know the ground reality over there lately but if the price is based on facts and logic then I would say TC has gained quiet a lot.
Buying a plot of your hard earned money is very daunting task, I think you should keep in mind your objective of buying, do you want to live some day or are you just buying for investment sake, its legal status land and papers must be clear, societies' reputation and if its new society then the managements' or owners' past performance,
facilities, location and obviously the prevailing market interest. High risk high reward.

Any body asking too many questions here definetly has their money hard earned :) - that said, I definetly like Top City location, but I don't like the past controversies and I don't like the fact that no house is being constructed at the moment.
I wonder if things will change in coming few months after airport's inauguration and metro interchange.

Typhoon sir,the answer of your query directed to me has been replied by you in your latest comment.Private socieites are always risky no matter how big they cone out to be and specially incase of TC peroformance an dcredibility issues are very much there.Not many people are fond of living right under the shades of landing aeroplanes.Success of the real estate venture is dictated by other variables.
Thanks everyone for the input. I visited TC-1 many times, a few things I noticed:
1. Development work is going on a fast pace.
2. There's not much or very little chance of bore water, also I think they're not allowing bores anymore, they say they'll supply their own water. I believe spending millions on a land with no bore water is useless, in my opinion. - same with mumtaz city.
3. Most areas are filled areas.
4. Not even a single house in construction, which makes it not liveable at the moment.
A side from these, the development work is going well, the location no doubt is good too.
Agree water is big issue in whole area.It will take time to livable.
