I plan to invest about 30 lac for 2 - 3yrs.
I 'm very confused between top city 1 Kanal (about 25 - 27 lac) vs Multi 5 Kanal file (22 lac upfront payment + installments)
Please see if you can advise me in this.

Both options are good but risk factor is high in Topcity. I think 5 Kanal farm house of Multi has a larger scope then TC.

Top City is comparatively closer and has direct access on the Link road that will be extended from motorway interchange to Fateh Jang airport. So it is a good 2-3 year investment.
But from all other considerations, Multi Orchards is an excellent choice. Big brand, better development standards, 5 times larger plot and continued reasonable growth in plot value due to growth of residential societies in that area. Already you have New City Wah, Sir Syed society, Multi residencia small plots. So orchards is also a good investment for short, medium and long term.
In short term of 2-3 years, Top city can give better return. However, even Orchard will give a decent return next year when they will do the opening ceremony and give possession inshaAllah.
Although Top city has better location due to proximity with Islamabad and new airport, Orchards offers classier living in a flagship project of a top real estate brand: MPCHS.
Dear PK1, you are right, the development standard of Orchard will be far superior then TC.
If you want to double ur investment invest in top city. If u want to triple ur investment invest in orchards. To me its just that simple.
Triver both projects will grow in value but it looks like Top City will grow faster in short term.
Pk1, I don’t think that TC will have very huge increase in coming few months, until they give possession.
In what sense Mr khan brother risk factor is high in TOp city ?

Sir this is a pvt project, and it was initially launched in 90’s, but afterwards there were no development, people were not been able to sell their plots even on loss, now they have recently again started the project, so if the same thing happens again, then the owners will stand no where. Regards

Top City is good investment but you can not compare a 5 kanal with 1 kanal, as even if you buy a 1 kanal plot in Top City for 30 lacs you have to pay them 9 lacs more in installments in 1.5 years, and if you opt to buy a 5 kanal farm house you will pay 25 lac now and 5 lacs installments for 2 years.
Yes, you can compare 4 kanal Top City Farm house plot with 5 Kanal MPCHS farm house plot, for me MPCHS is much better investment if we compare it with Top City.
TC risk factor is higher as its their first project, development standards are unknown, its a one man show. Whereas Multi is co-op society, which is CDA approved. I think that says it all. I personally would go for Multi if I had the choice out of the 2 any day of the week mainly as their reputation speaks for itself, it is worth paying that extra for peace of mind! Although only drawback of the scheme is distance!
Multi orchards distance from islambabad is not that much. Today I reached multi orchards from g10 islamabad in exact 25 minutes. But I went eary morning at 7 am
Triver saab, at 7am what do you expect. Try going at 10-11am or later about 3-4pm it takes roughly about 40 minutes, sometimes longer from blue area dependant upon traffic.
So when kashmir highway will be 8 lane. Maybe I would reach there in 20 minutes in rush hours. A state of the art farm housing project at distance of 30 minutes from islamabad and available in chepest prices YET. What else do you want.
Triver: I agree with improvement in road networks, the Multi Orchard traveling will become shorter and shorter. Regards
I today finally manage to purchase the 5 Kanal farm house 65Lac booking file. I did not find it easy to search this but finally transferred today.

Special thanks to all senior members but I must mention that there is big responsibility on their shoulders to not let their opinion biased. At times it is natural especially when you yourself got investments some where but they should try to balance that.
This is first time ever I 'm buying a file.... In past I had a rule that only buy plot where you can see your land and you know your plot number. I think it is the profit I have earned from multi in last 6 months which make me break all my rules and lower the safe guard but hope I will not have to regret that.
Lets see where it goes in future.
