Tips For Buying Used House

I am looking for properties in Lahore these days. Please suggest tips to evaluate house structure and reasonable price.

Better to buy a plot and construct yourself,

You can not check each and everything in a used house, check the year of construction from the owner, take with you a very experienced and good arthitect/civil engineer who can check for cracks, structure strength, map, construction quality, finishing quality, wood work etc, there are many things...these are only a few.

Its better to buy a plot and costruct a new one as per your own specific desires and requirments. House building is a life time investment.... One should try not to compromise, which can be faced in various aspects in purchasing a second hand one...

if you have a fair used house deal or having any tight budget limitations... Then nasir has given a correct advice.

At the moment, Building my own house is not an option for me.

So i like the idea of hiring an Architect/Engineer.Please suggest a few good architects as well as estimated cost.

Its very difficult to calculate the price of an old house but here is the method that will give you the best estimate..

current cost of land + the current cost of construction.....

Cost of land will be no problem but cost of construction depends on what class of finishing has been done...

E.g 10 marla house A class finishing built in 2000

current Price of 10 marla = 35 lacs

A class construction cost = Rs.2000 per sqft = 6400000

now the construction is almost 15 years old so you should take away 15% ..... 1% for every year

now add the land cost and construction cost

3500000+5440000 = 8940000

this should be the actual cost for that supposed property.. Give or take 5 to 8 lacs....

For a used one, there is no mathematical princple applied to this whatsoever...regarding depriciation of construction cost or what should be the value of any specific design or finished unit.... Its just about a flexible range and one can bargain about it...

It also depends upon the maintenance of the house....two 15 year old houses with same kind of features regarding locality and design/finishes but with a differences of good and bad maintenance/condition over the period of time will definitely have different value... So its a complicated thing to estimate these things precisely... You should spend some time in the market in seeing different units in order to get a good idea of prevailing prices...

Since myself an Architect..I will suggest you to first do you own homework in the market.... Narrow down some nice and feasible options for you as per your preferences(locality, design, budget, design and size etc)... Then search for the technical hand to finalize any deal.

I dont recommend to buy a newly constructed house called as "Zero meter" by dealers/agents.

I personally know some builders n hav seen their construction standards in ISB (Zone 5)

following things make me stunned

construction on plots having depression after filling wid out proper compaction

no pillar structure.. If pillar structure then just 3-4 iron bars

cement/sand ratio

block instead of bricks n if bricks then just like soil dried in sunlight

RBC instead of RCC n if RCC then RCC thickness is very low

no termite treatment etc.

n many many things to discuss

I humbly advise you to go 4 construction under proper supervision or buy a used home not more than 5 years old

If someone looking for good double story kanal home in lahore in good society with great neighborhood than tell me , a year old owner built a class material , sand of better river, a class material , rcc with best quality , imported pipes, cables , aluminum window , great quality wood ,marble genuine not colored , ventilated,sky light etc … Every professional builder tells u owner built be wise when buying home , professional builders do not bother to use sand of chenab river ,they use rohri river sand , a class material builder although keep cement ,sand ratio proper but no one use class a bricks , they use local pipes and made in pak cables , they tell u diyar wood ,there are 4 kind of dyar in market 1500 to 3500 , no one used it , no ne even use fine quality cheel which is 2800 , all use dyar of 1800 price . Polished marble granite or tiles look charming but do not durable shine etc so only buy considering main things on which structure is based instead of finishing etc professional builder show finishing just to nake eye
