I think there is recent price hike in TC and some corrections also comes, which is somewhere 1-2 million for 10 m plots, and one can get loss if entry and exit is at wrong times from market.

In long run TC seems a running horse.

Faisal Hills Management imposed Late Installment payment surcharge on All file holders. All investors are worried as its first time happening. I think FH have shaken the investor confidence in this way. This will benefit MPCHS as investors will try to move back to MPCHS B-17. Its just my opinion, anyone can have difference with it.

I have communicated with few dealers for B17 Block E price.

7 Marla at good location near to Markaz is being quoted 8.5-9 lacs per Marla.

I want to know seniors and experts opinion, whether is it suitable to invest at this price for a period of ~ 2 years.

Are there any better options available with possession Within budget of 55-60 lacs.

@zubair sab, please check I-16 you can get a 30x60 possession plot in this budget. or gulberg residencia is also falls in your budget. my priority list would be:

Under 60 lac budget = Gulberg/I-16
Under 50 lac budget = I-16
40-45 lac budget = B-17
Under 40 budget = FMC possession near to A, C block only
Under 30 lac = New city phase 2 possession
Under 20 lac = CBR 2 possession
Under 10 lac = local none society areas like girja road, taxila, chakri road, adyala road etc.

no idea about bahria or dha so i did not included those in this list.

In B17 what are the options you mentioned in 40-45 ?

B-17 saw a quick jump in last 2-3 weeks. My dealer told me a 5 Marla plot in F block 4 months ago which was 30-32 lacs, has crossed 40 lacs level now.

Whereas In Gulberg Residencia, Prices also got a junp. The plot which was selling in 40 lacs has touched almost 50.

Due to Faisal Hills new charges & fines, investors moved into Block F of B-17 but soon that will be resolved and they will move out of F.


For genuine buyers F is still recommended but NOT for investment. Also if interchange is NOT built as promised, then both G & F block will crash for sure.

I-16/2 and 4 30x60 plot can easily fall under 60 lac or less. B-17 C Block 30x60 plot also comes in your budget. Not so much on ground idea of Gulberg right now as i visited it around a year ago. May be imtiaz sab can guide you better in this regard. Also FMC starting area 30x60 very good location plot can be get under 50 lac i think. FMC is rising so rapidly as its location is far better than E, F and G blocks. But only consider the area that is touching the B-17.

What is the current price of one kanal plot in block E of B-17. Last time when I checked E block prices were low compared to F block although F has been developed later than E - is there any reason for it? Thanks
