The most successful real estate project of the history

We hear about bad projects all the time but rarely do we talk about clean developments that fared perfectly throughout their launch and delivery and even after that.

Identifying such projects could help us spot reliable developers.

I am keen on reading your opinion about such projects and wish to know why you think the project was clean, delivered on time and met the investors’ expectations in a manner that’s not normal in the country.

I know Eighteen Islamabad as a clean project. Although it belongs to high segment market, which is beyond the reach of many investors, and somewhat delayed too, but yet it is delivering quality housing and commercials as per expectations. A friend invested in 4 kanal house with swimming pool that costed him $1.2 million (cash) about a year and half ago. Another acquaintance, a contractor, did grey structure of the houses and he testifies high quality stuff used in the structure.

The project offers off-plan shops, offices and apartments as well. Chinese are taking particular interest in Eighteen. A Chinese company is building their head quarters here and many others have booked apartments and offices. Proximity to airport and motorway, and soon-to-open interchange on Srinagar highway will give it unique location advantage.

So, all in all, Eighteen is a high-end, high quality, well-located project in Zone 2, that is (still) free of any scandals and scams. With its elite-class luxury features, it will set new standards in real estate market.

I know this Egyptian who is the main player as when I was in gulf, Egyptian used to talk about him in good sense as a developer.
In Eighteen just a kitchen costs 22 Lacs…

Honestly speaking, Al Kabir Town Lahore was on my mind while posting this question but i wasn’t sure about it since here on forum, we dont discuss projects other than those in Islamabad.

Well, 18 is far too intimidating for me, it appears too good to be true. It’s extremely high-end aura somehow appears uninviting. I love everything about it, its name alone does the trick…

Any words on Al Jalil Developers’ projects in Lahore?

True, we have proximity-bias.

I recently heard about Al Kabir Town at Lahore, which is offering quality houses delivered on time. But unfortunately, Eden scam is too fresh in Lahori memories to accept the fact that someone could still deliver off-plan as promised. Time and delivery will heal the wounds, I guess.

Location of Al-Kabir is great. It is on Raiwind road, where Ring Road ends on Adda Plot, it is only 2 km and connects to Lake City main boulevard. If the builders behave, they can hit major success in the years to come.

Al-Jalil: I haven’t heard good things about them. Seems like this is another scam in the making.

Eighteen Islamabad: yeah, we all like to dream, don’t we?

Alkabir represented the perfect underdog of the time and shook the LHR market, in particular about:

  • How a small, unknown player can play the game on home turf of BTs and DHs and still manage to win.

  • As far as I know it was first time I came to know some small player in market got the project LDA approved, took up challange against the big guns and files deliverd as plots before the committed delivery date.

Though not sure how and where it stands now!!

for me, S.A garden is a success story. As they have delivered their projects on time and so far no controversy. but because it is on the other side of Lahore and most people talk about the projects near and around Canal Road and on Raiwind Road so it is not that much in the real estate gossip circle

Success may be a very relative and subjective term. However, basic agreed-upon definition of Success or Successful Projects in this context can be those that have seen Completion, Delivery, Hand Over, at the very minimum.

Capital Smart, for example is a huge success in terms of its Sales, but is it a Success as a Project as well? time is not right to judge its success …

I agree @isloo1, but Eighteen is playing an entirely different ball game and is available to a very select market. Kinda makes you angry at the unfairness of the money disbursement amongst the society, no?

@samra_2 I want to know about Al Jalil too… they have so many projects, how are they faring? Any body know? They have reasonable price plans too, if they are decent, many people would be interested in their housing schemes.

not so old in real estate market but in my point of view Faisal Town and New City wah also comes in my mind as successful projects, the good thing about New city is they only target end customers and no investor is involved, no big hypes no false promises. so very fare game for end buyer, reasonable price with better quality of living.

Personally, I think Lake City Lahore and Park View City did pretty well on the market.

Yes, I have to agree with @nice.isb that Ch. Majeed whether multi or Faisal series (despite employing typical dealership games) is quite successful.

@hazafa.hassan Eighteen claims to cater to different clients altogether, which includes foreigners and overseas Pakistanis aspiring for international living lifestyle. Which means, they can own a highly secure and fully maintained vacation house at Islamabad as a way to connect their next generation to their roots. Wicked idea !

The other category they cater is business community who wants to have a prestigious business address.

No, it is certainly not for an average working-class Pakistani striving to own an economy house for living.
