Should there be less DHAs and BAHRIAs?

Personally I think there should be more such projects because they make our cities beautiful but there should be a law to make sure that every project should be accompanied by low cost options in the same area for lower middle class.

There should be more projects but problem they have collected money from people and done nothing for years. They think they are above the law and don’t even respond to courts even SC. So they need to understand that army is not above the law, and they can do injustices to people with impunity.

It seems like DHA is bigger daaku than malak riaz. Is there any society in twin cities which is free of controversy?

Yes i totally agree that DHA and Bahria are dakoos but then why do we invest in them again and again…?

Malik sahab first of all guzishta Eid Mubarak. I have been on the forum but did not post very frequently due to Ramadan and Eid activities. But i am back in action.

Also the political scene has taken some twists and turns so my attention has been divided. However, i am hopeful that things are now headed in the right direction for all of us inshaAllah.

As far as the property scene is concerned, well DHA-2 is the only project showing movement. Otherwise, all is quiet on the property front. In Lahore too, only DHA phases 6-8 are in plus though slowly.

What is your information on CDA sectors and Zone2?

DHA Multan and Gujranwala were in reverse but now stabilizing inshaAllah.

As for Government, it is openly trying to crush the property market with CVT, CGT, Income Tax and now the new levy on banking transactions. Allah knows where overseas Pakistanis will dump their savings if real estate is no longer giving a reasonable profit.

What about construction costs? Do you think it is finally time to start constructing on couple of plots that we overseas Pakistanis have made with our hard earned savings? Because I notice that construction cost is rising much faster than plot prices at the moment.

CDA is performing much better than what its performance was in PPP govt. But still CDA can't change its DNA. They are showing "some " muscles. According to them E-12/2 will have some development. Land for C-14 and C-15 is also acquired in some areas. Some land grabbers in D-12 are also out of that land.

CDA has some interest in that area and it can become some activity area. But on the other hand, CDA isn't interested in Margalla Avenue. Current govt seem to have special enmity with Zone 2. They do not want zone 2 to be an active zone. This is my personal feeling.

Construction costs are lower right now due to patrol prices etc. I would say some construction items have gone down due to lack of activity. It's always a good time for construction. Sooner the better specially when the plot prices are stagnant.

Wherever you make house, I would take liberty to advise that overseas can only live comfortably in Bahria projects. Any project of Bahria. Security n Electricity problems can really ruin one's family life. Further, environment in such areas are congenial for females as they can manage things easily.

Sir overseas can live well in both Bahria and DHA. Yes DHA security is slightly less than Bahria but still it is better than other areas. Further, I know at least two families one of Saudi and another of South Africa (overseas Pakistanis) who have sent their wife and children to live in F-17 (Telegarden) for schooling of children in higher classes. As you know Multi projects also have excellent facilities and good security. B-17 blocks A, B and C are excellent options.

Yes. Multi projects also has good facilities. But last Ramazan. I saw atleast two dacoities in E-11/3. Multi has not be able to develop full Eco System for living due to small community.

I am sure they will develop in B-17.

After Bahria, DHA and Multi are good options.

Well the answer depends on the price at which you can get the 5 marla home. And on the comparison with the next closest option in terms of price, location (distance wise from your work place) and standard of living.
