Sunset homes: bahria enclave sector m

I really need some good suggestions from senior members

I have 2 plot is in block m and recently i got possession for both the plots and now i want to construct a house.

I visited the sunset homes to book the 10 marla villa and want to adjust my plots in the payment. They offered my 75 lacs for each plot.

Total cost of the villa: 2 crore 15 lacs

They will adjust 2 plot in 1 crore 50 lacs and remaining 65 lacs i have to pay in installments.

Now i have few questions

1- is it a good deal to adjust my plots in 75 lacs? I visited the market and asking rate of plots with possession in block m above 8 million

2- should i sale my plots independently and after that book villa on cash payments?

3- another option in mind to sale one plot and build house on the 2nd plot, in this case i can save around 5 millions.

I think the simplest of maths will suggest to not go for the adjustment option. There can be be challenges with construction at your own but for quality, customization and for personal preferences its worth taking up that challenge!

The best option, if you can cope with all the challenges of construction, is to construct the house yourself, according to what you want it to be like.

So sell one plot and construct house on the other.

Plots on Road 1b are worth 80 plus.

But plots in street 22,23,24 are worth 72-78.

By constructing yourself you will save alot of money possibly more than 70%. And also quality of sunset homes is not known as they yet have to deliver finished product.

I have another question: Is there any copyright issues on design/layout/front elevation of house? Can I give the layout plan of Sunset Homes to an architect to design the exact copy?

However, as a country no explicit rules about lay out/structural copy right. Those sunset guys may be designing those layout themselves on some pirated software, rather to buy the expensive genuine one...

I want to know if it's true that Bahria land isn't transferred to the owner's name? if so why, and what implications it could have in case of adverse circumstances? What's the reason behind, technically speaking?

Only problem you'll have is that no bank will give you loan on BT property. But don't worry this corrupt looter Malik Riaz is in process of registering his own bank soon. He also wants to open his TV channel because he can't tolerate any independent voice against him.
