I have about 6.5 million. I want to invest in BT and DHA. Investment will be for at least 5 years. I am an overseas Pakistani and will have very little time in December to search my own. I am an engineer and work offshore in one of the European country.
I am planning to buy three '5 Marla' plots at following locations...
I) Bahria Town Phase 8.
II) Bahria Enclave &
III) Dha Valley.
Prime reason to buy in phase 8 and dha valley are the lowest prices. Moreover, some day DHA Valley and Phase 8 will be eventually developed and people will start to move in. About Bahria Enclave i have little information.
It depends on the plot location but what I see the general trend is,
BT - phase 8 = 20-25 lakh
Dha Valley = 9 -12 lakh &
Bahria Enlave = 30-35 lakh.
Am I right?
I request little help from everybody especially those who are in this business (experts, authorities) in following matters. This will surely save some hard earned halal and zakat deducted money of mine :).
i) What should be the best way to look for properties in above mentioned areas? Best agents who deal with Bahria and DHA? Or which way?
ii) What is the forecast for price hike in next 5 years?
iii) When buying a plot, which sectors/areas should I consider in above categories?
iv) Is it the best time to invest long term or I should wait for some time? Declining property prices? Forecasts?
v) Does any one of you offer his services for suitable plot selection!? For e.g. We visit to some bit honest property dealer and find out the cheapest and most suitable solution.
I will be living in Islamabad and have a max of 10 days to finalize everything.

I think at this price from 9-12 Lac, you can find a good location 8 Marla plot in good block of dha valley. I'd also suggest you to go for 8 Marla option here.
In Bahria enclave 1, 5 Marla should be available from 27 to 32 Lac. I think 8 Marla is around 38 to 45lac.
There is no "not right" time for investing property. Whenever you have spare cash to invest in property, that is the best time.
You can search for C1 block of BE1 but i don't know if it falls in your range. However, block A is best as it has possession.
Market is overall slow and it is good to invest now.
Try to get something in bluebell DHA valley as it has better location.
No one can predict future and 5 years is a lot of time, however, it maybe expected something good from valley in 3-4 years time.
There is no such thing as honest property dealer. The only person honest is yourself. You need to assess yourself whether the deal is going fine, how? don't trust anybody and just yourself and make verifications as you deem fit because you are still concerned about "Honest" dealer. You have this doubt so even if u get an honest dealer how will you believe him.
Buy a one kanal plot in gulberg islamabad.it has good location than bahria 8.bahria8 is very far from city.and with rest money buy a one kalam file in DHA multan.development will start in 2015 and possession is in 2020.will give you verrry handsome return.
Dear Assad !! I agree with your options,keeping in view your time frame that is 5 years. DHA Valley and Bahria phase 8 are good options to invest in present scenario, however i dont recommend bahria enclave, instead u may get a plot in DHA Phase 2 or go for a plot on main road in Top City-1 near new Islamabad airport, it will give u good return after 5 years IA.
