I am a salaried man with very little knowledge about real estate. After seeing how well this society was marketed, and having just the right amount of down payment, i decided to go with a plot in csci on installments. I have been paying it for over a year now.
I stumbled across zameen.Com forums and have been reading some horrible things about csci in general. For me, this is a huge pay out and i have high hopes attached to it in terms of capital gain for my future house purchase.
Any advice? I do not plan on doing anything with this money for the next 2 - 3 years but by then, i was hoping csci would be something.
Yes, CSC will be good for end buyers (a minimun 5 to 7 yrs) but their Development costs have turned off many investors. The current deals and previously booked inventory doesn’t seem too charming.
@awais at what rate you had booked your plot? The new booking price of csci is expensive as compared to the old ones.
It’s a long term project, 5 years minimum. If ring Road and/or CSC motor way interchange materialises, it shall be worth the wait. I suggest you hold on to your investment.
Thank you gentlemen for your replies. I bought it at the latest rates. I will end up paying 24.5 lacs for 5 marla. Initially, I wanted to leave it for a decade for children's higher education but I foresee a need in about 4 to 5 years if stretched to the needs limits. One of the biggest real estate players in the market, and my friend, are still suggesting I keep the plot and they are very confident about the project.
The comments here though scare me.
CSCI is long term investment so hold it.May it give you good return after 3 to 5 years.It will take time for living and remember 75% filling area in this site so once you get little profit must exit otherwise they will charge you development and possession charges at delivery time.
