Should i buy g11 pha apartment?

I want experts advice on an investment in g11/3 pha apartments. Is this a good investment ? 3 bed 1100 sq ft .

It depends upon the purpose of investment. If rental income is desired then it should be the option to choose. G-11 Apartments could be the best among the rental value and situated on the best location in the heart of the city. Same PHA options exist in I-8 I-9 and G-10 which can also be explored. But I think best option for the ready ones would be G-11 as they are relatively new.

Now talking about the other options which are under construction and one aim for personal living and best rental returns in future. Ist option is Lifestyle Residency G-13 its gray structure is ready and their 93 percent payment has been completed finishing is in progress and many sizes are available starting from over 2000 sq ft to 660 sq ft. Its on profit and transferable from FGEHA. Other option is Kashmir Avenue Apartments whose ground breaking has been done and progressing on the good pace its 13 percent payment has been done and available on profit which is reasonably good for buying and can yield good return on investment its non transferable till 25 percent payment has,been completed which will be completed before end of 2020. It will generate good returns in near future and both options will generate excellent rental value in the future. Note that all other options of FGEHA in B17 TC Chaklala Heights etc. Should be avoided as the location matters a lot and these both options are second to none. 2nd option have only two sizes 2045 and 1845 sq ft and these are luxury apartments with car park and open terrace included. If you can wait and rental invrstment is not what you looking for go for these options. The per square ft rate is around 5200 per sq ft which is excellent.

Yes Brother, It will be good investment in terms of monthly rental income. G-11 apartments are appreciated good over few years, easy to give on rent and in the heart of the main city.

If you are after monthly rentals go for them.

If you can wait and want to get brand new apartment from FGEHA explore Life Style Residency and Kashmir Avenue Apartments.

Lot of juice left in Kashmir Avenue Apartments. Explore on google and friends. It will give you lucrative ROI.

Thanks Khalid sb :slight_smile: but sir the problem with FGEHA is that they cant be transferred right now and to deal on affidavit is just too risky. Dont they have any option for general public ? If you find any good option please let me know i would love to jump on that

PHA Flat G-11/3 C type with Covered area 1100 sqft will cost you 80 to 90 lacs bracket depending on the floor. I think on other side if I m not wrong G-11/1 PHA building will cost you 60 to 65 lacs bracket which is Type D or E. Regarding Life Style Residency C type will cost you payment paid plus approx 13 to 15 lacs profit. Last buy not least Kashmir Avenue queries can be answered on phone its a bit long discussion.
