One of my friends suggested me to invest in shaheen town phase 4. It is situated behind bahria enclave and accessible via lehtrar road.
Developers are somewhat trustworthy as they have already delivered 3 phases in the same zone.
Can anyone please suggest and share advice as i'm completely novice in this sector and didn't purchase any file/plot previously.

Yes, earlier phases delivered, not sure if delivered in full... Still would advice to go for only possession one with land clear. Phase 4 is only files game as of now.
That area in proximity of BE is among one of best, greenery, peaceful, underground water level. However, lots of land litigations too, especially around Malot Road, Tumair etc. The ones in some 3 to 4 km diameter of PAEC had construction ban too, not sure still intact.
Bottom line is to go for possession to avoid any unfortunate.aituation of getting stuck!
Thank you, Imtiaz. They have applied for NOC as well from CDA. Unfortunately, I can’t afford any lump sum payment. Is there any other scheme in the Islamabad/Rawalpindi area in installments of around 10-12K per month?
Sir, this NOC in Progress thing now a days is more like a hoax. Unless one is a mega developer with likes of BT/DH, doesnt matter much. Fact remains either they have NOC or they dont have.
There would be few options with 10-12k/month. The top at top of my head in that range are ICHS & Alharam City. Both of them will require you to pay around 3 lac as down payment. Good thing is that with down payment you own the land and rest in installments and development charges.
There could be many others but the one above have NOC and somewhat safe.
Thanks, brother. You’ve been very helpful. Actually, I have 1 million cash but wanted to invest in a couple of societies for mid to long term. That is the reason I wanted to opt for societies that are underdeveloped for now but will be up within the next five years or so.

You can take a look in taxila or wah cannt there's few good societies that are being delivered there
