First sell your house.... Get 3 to 6 months rent deal in your current house and then search for new house with cash in hand.

Normally dealers can handle both situations. Just decide for 1% commission , may be both sides, and you will get what you want.
I have done similar deal but my dealer paid initial amounts from his office as there was long standing trust beween both sides
Or may be dealing offices have trust more in NRPs than they do locals!
