Why this sector is so cheap? Plot prices starts from somewhere 45+ lac foe 1 kanal. What are its future prospects?

P is one of good option and almost developed block but people are afraid to invest in P and Hamlet because may Dha capture both area in near future like Serene city and Dha charge lot for transfer fee even investors paid development charges.
P and touching with Dha Serene city B block and there price is 5 marla between 42 to 50 and 8 marla between 55 to 65 and 10 is 70 to 100 lakh.

Sir, let say i buy a land and build home there. Lets assume fhat DHA takeover it then what can DHA do with that home?
Will they inpose extra charges in some form?
Is it wise to go for that option?

Sector P is good for investment and Home construction as one cannot find one kanal land in this price all over the surrounding areas.
If this is acquired by DHA in future, It will be beneficial for both investor and home owner. I think DHA brand sells much more than BT and if there are some charges needs to be paid to DHA it can be recovered as the price will shoot up if it comes under the umbrella of DHA.

You can get a one Kanal good location sound land at 50 plus. This is a good opportunity to invest in P block, even if DHA takes over and impose higher fee, you will be in DHA with peace of mind as you are sitting in one Kanal house.
My suggestion take one Kanal in P and make house on 10 marla and keep nice garden. In BT, overseas a 10 marla has reached to 85 lacs.
I have another interesting and less known aspect of garden: I know personally one friend who is one of the biggest vegi grower in Pindi, you will be amazed to know that all of his vegetable coming to market being produced with sewer drain water!
My brother lives in bahria Lahore and has garden in .75 marla. He grows a lot: banging, aloo, dhunya, tamar, spinach..You name he got it in just 0.75 marla now think of 10 marla garden!
Beleive me as I have personal experience, you can get your vegetables in 10 marla garden which can give you pure vegetables round the year for full home demand.
I am rather sure with passage of time P block will rise and if DHA takes over, it will rise instantly.

Bahria phase 8 doest not have a boundary wall and the fact that still it does not have rich residencies around, it is cheap. You get one Kanal at the price of a 10 marla in hot sectors.
As I said you can spare 10 marla for a garden where you can grow your pure vegetables year around and avoid to feed vegitables to your family which are highly toxic being produced with dirty sewage water being supplied even to hyper markets in Pindi.
Location: Yes it is far located from GT road but the way phase8 is populating, it will have value additions within 3-4 years and if DHA takes over, it will gain faster.
P block is a gem and is waiting for its appreciation, location is very good, the prices of a nice plot is not less then 80-85 but yes AQ sb is right in some sectors of phase 8, 10 marla cost the same.
No doubt P is one of good and cheap block once Bahria or Dha took land between Dha-3 sector B and Block P then P will not reachable because sector B of Dha-3 prices 30x60 plot between 5.5 to 6.5 and 35x70 between 7 to 10 million depend on location.
Recently purchased 30x60 in street 39 Dha-3 sector B front open at height all dues clear 5.9 after transfer it will become 6.1 million.You can find good location 10 marla in Bahria in this price.Most people trust Dha than Bahria that's why Dha always expensive.

Can anyone tell me current price for General plot in 700 series in block P?
@Zarkon, I think there is only P block where you can get something measuring one kanal in 5-6 million bracket.
A search over internet i found similar rate in F4 & F5 but that need more investigation as some area is not developed there.

My interest is to buy a plot for personal living either 1 kanal in DHA-4 (Block A or C) or a 25~30 marla extra land plot in P Block.
My budget is 7~8 million so i have to go for one of above options.
Which place will have more future prospects.
Moreover i want better price appreciation.
I think rates in DHA 4 are still less and dependent upon the development. I have been told by one of my friends living in DHA near to DHA4. According to him good paced work had been done in sector A of DHA 4. The better price appreciaition will definitely be in DHA 4 after possession. But time factor is still not be predicted. On the other hand, P sector of BT is ready to construct and will less appreciate then DHA 4.
Living selection largely depends upon: Are you DHA lover or BT lover!
Sector P is ready to construct and has an edge over DHA 4, as Khalid said.
DHA 4 has seen its peak and people made good money when was launched especially in front sectors.
Sector P still to appreciate good if DHA takes over.
As I say sector P, one Kanal, 10 marla you are getting free at current price and if extra land: panchon ghee main aur sur karhahee main.
