Very hard to find property in Nathiagali and if you do find one, its very expensive. You may want to look for somewhere away from main Nathiagali. I havent checked recently but few years ago I could not find anything with reasonable price tag.
Thank you Zafar bhai.... If we move away from nathiagali then it is in the jungle and nowadays it is difficult for people like me to stay away from civilization for more than 1-2 days.
Preferably, I need it in a cute neighbourhood of nathiagali. I am not interested in Murree - frankly Murree is unbearable for me.
Find something near Kalabagh Nathiagali. I havent seen such scenic beauty which is near to Islamabad with all the peace around and the weather is always awesome !
Khanispur ayubia is another place which is considerable, thing i like the most about khanispur is that local community living there is peaceful, educated & decent.It Feels like home away from home.its just 72km from islamabad and takes only 2 hours to reach there!

Access is through a single road that goes downward from near Murree on the old road.
But I think Khanispur is much lower in altitude than Nathiagali. So for escaping the heat and problems of loadshedding, Nathiagali is best.
Khanispur is the best option in whole of the galiyaat…but i guess you wont be able to find small piece of land for making a house…people who sell land there have big sizes of land…but still one can try his luck!!!Cantt area of khanispur is the best of all!!!
Well as for as temperature of khanispur is concerned its almost same as natiagali, khanispur is 8000 ft above the sea level and Natigali is 8200 feet so not much difference one thing i must say that i have not even seen a single fan in any house in ayubia there, so one can imagine about weather. And not only that u will see people having shawls and sweaters in June, July at evening & morning time. So heat isn’t an issue at all.

There are thousands of visitors travel every day to ayubia chair lift and the same road is going down to khaispur I guess 2 km from famous ayubia chairlift and its fine I guess never heard about any serious accident but yes driving is little different as compared to plan area but not a big issue.
As Mr. Shazad said getting a small land is difficult but not impossible, second thing is very rarely you will find someone selling house, you will get land & you can construct as per your requirement so let me know how much land you want to own or your budget here or (eng_imrankahn10@yahoo.com). Actually I do have my own house there and have some contacts so I will let you know about the market and then you can plan accordingly. My views are just my personal experience of living there, I don’t have any personal interest.

I think you should look for some property within 1 hour drive, at roughly 4500 feet altitude. 8000 Feet is too high and in winters its hard to maintain. At 4500 you should have a good 10 months livable weather. What about Angori road going to patriata? Somewhere on it or Kotli Satiyan area?

a small correction. Ayubia and Nathia gali heights are about 8000 ft and khanispur and murree height is about 7200 ft. It is still very good and I agree with you it must be a very cold place. Do u have any information about property there?
So are plots available in a nice and not-too-crowded neighbourhood in Khanispur with decent road access?

well in main khanispur nearby main bazaar prices are very high as investors now a days are building flats, Rest houses and studios and they are renting furnished rooms on daily basis on very high rates but little away from main bazaar one can get a land on reasonable rate and again rate depends on view and location. There aren't such planed plots but if you see the topography, there is main road going and houses are built on the both sides of the roads and there is still land on both sides where you can purchase and built a hut or house.

The purpose of building a house in galyat is 1. Beat the heat 2. Enjoy summer holidays in beautiful God gifted natural surroundings and natural atmosphere. We can’t consider living in galyat throughout the year or even in khotli satiyan or near by patriata because of our business, jobs, and specially studies of our kids. So bearing in mind to just spend summer vacations, because of natural beauty and excellent weather galiyat is the best option.
Now Big question that who should purchase/build his house in galiyat for just 2-3 months of summer andlet it be closed for the rest of the year. My personal advice!
My personal point of view (just 2 cents worth) if you are billionaire then spend some millions to have your own place there, furnish it and let a local guy keep an eye on it and take care of maintenance & other things and you enjoy your summer holidays, have odd trip on weekends or if you feel tired of your hectic routine, pollution etc and want to relax go for couple of days and enjoy natural living. It could be like heaven for newly married couples, your close friends and relatives will be delighted If you allow them to stay there. They will never stop hunting you. …..lols
But But if you are millionaire it’s not worth to have house for just 2-3 months of in use, so invest it somewhere in cities multiply it became billionaire and then you are free to spend some millions and enjoy!
So In this case what to do if you are not yet too rich to spare some millions for just staying 2-3 months and still want to enjoy your summer and especially in this load shedding time when its worst, there is an option which is now a day’s getting very popular in khanispur and nearby areas! Local peoples have built their houses along the both sides of the road or little away with a decent road access and they are renting out these furnishes house (ready to move just you needs your clothes) for summer on very reasonable rent and I have seen in last few years its even getting difficult to get these houses because those who lived ones book in advance but yes still there are 20 days left and one can grab something but after 20 days when June start it will be hard to get something. I suggest to go for this option live there for a couple of months assess the living there, community, have some contacts and then decide for long term investment…… but I am sure you will enjoy the natural atmosphere , natural beauty and awesome weather. May I Know approx how much will be the rent of lets say two rooms, furnished, ready to move in for three months. And do you have any contacts or can it be arranged?
