Rudnenclave worth it or not?

Assalam-o-aleikum all,

I am an overseas pakistani and looking for investment opportunities. I have been hearing about rudnenclave and have received videos and pictures etc. About groundwork in process. Apparently rda & icci have signed an mou regarding the establishment of industrial estates along rrr.

To make long story short, what are you advises regarding investment in rudnenclave? Do you think its worth investing now, where prices are still low? Are there any good future prospects?

They seem to have land. Their development will be undrtaken by NESPAK but dead slow and Ring Road can turn it into a gold mine if the current proper plan is executed.

NOC not available and developer seem to be dead slow so for now with it's plus and minuses it's an average sort investment.

It's fate primarily depends on NOC and its being in proximity of Ring Road (if and whenever that materialises).

I discussed the issue of slow development with some dealers who are in close contact with the rudn management. The reason for slow development is the land acquisition going on for RRR, as well as final alignment of the adiala RRR interchange being in progress. I think development will not commence till these outstanding issues are finalized. Rudn’s map will also change to reflect the changes in alignment.

Different views and talks about slow Development. One theory is RE likes to stay below the radar and not promote too much, develop too fast as it will make RDA and respective opportunists to seek higher share to get the project going ...

So trying to keep a bit of low profile. That's one of the theory, not sure how authentic or not!

The only attractions is low price.

Owner group don’t have any delivered project history.
Location is far from city centre’s of Pindi Islamabad.
All the expectations depend on RRR.
Average or below Investment for at least 5 + years.

Well they are selling and selling with almost Zero development. All the development in Sector A is an old development from the old scheme in that area. They are dead slow on development side.

The future is entangled with RRR. Without RRR its a very very long term investment.

It seems NOC will be clear sooner or later but NOC is a piece of paper without development.

Well, it seems RRR is going to be reality unless govt takes a u turn.

I saw a video of Rudn Enclave on Youtube…it was a few days old and I was very disappointed by the development work and access of the society.
