Rocky Land In Awt D18

I sent to see the area. It’s beautiful. I want to build a house there but I don’t know if rocky land could be a problem? I mean what is the possible downside?

Rocky land? that’s not much of an issue - you should be worried about road access. That’s the MAIN concern, which has dissuaded investors like myself. As a result, I don’t see any commercial complex any time soon, which can really hurt the prices there, as increasing will only be minimal until people start construction etc…but difficult to do so in such bad conditions! So how will you eat? Petrol? All these need to be considered!

Isn’t the interchange beneficial for this society? Why do you think access will be issue in future?

Sanjani interchange supposed to be beneficial but their is not direct route to AWT. They have to use access of Sangjani village or go into D-17 to get to ECHS and then go through to AWT. Its the only drawback of this scheme in my opinion.

Yes also link road near Kashmir highway ext will be allegedly scrapped which will have negative impact on AWT.

@Ali. Most of AWT is pretty good for construction and the land is quite firm and settled. This society gave possession almost 10 years ago so the land is nicely compacted except for a small portion near the boundrywall. Road access was the biggest drawback of this society, but that is about to become history.

The Sangjani interchange is being built INSIDE AWT and you do not have to go through sangjani village, as sheikh sb has incorrectly stated, so not only will it will have direct access to motorway but even adjoining socities including MPCHS will become dependent on it for motorway access. Secondly, the Paswal road has just been widened, which again sheikh sb is probably not aware of. It directly connects AWT to GT road at a distance of about 1-1.5 kms max, without having to go through D-17 or ECHS.

Lastly, and as my friend Sheikh sb has again misreported, AWT is about 18 kms Away from new airport so there was Never any link road to airport planned through this area, nor has one been scrapped, nor would it make any sense (simply check its location on google earth). The road he is referring to was through I-14-16 and onwards to motorway. I would advise you not to take my word for it, take a map, visit the society again, and verify each and everything that I have mentioned, yourself. You'll be glad you bought here. Since the work on the interchange began in April this year, prices have doubled!! (One needs some arrogance to call that "minimal"!) The next big jump will come when the interchange opens in February 2014, InshAllah.

Just kidding...though whoever your property advisor is, who has been feeding you this info, you better get rid of him ASAP, or he will cause some disaster with your investments, sooner or later. I want to know this interchange will be sangjani interchange or awt interchange. Whether margalla avenue will also connect with this interchange

The name of the interchange is “sangjani interchange” and it is being built inside the AWT society as Sangjani village itself is about 3-4 kms away from the motorway. Margalla avenue will connect to the GT road just opposite the Paswal road, which goes directly to this interchange. So it will technically be linked, but not the margalla avenue itself, as it will end at the GT road.

As I have mentioned in my earlier reply, development work on the interchange started in April this year and is now at an advanced stage, infact one of the two loops is almost ready. It will be opened for traffic in February 2014 InshAllah.

@ syed Amjad; I really appreciate your detailed answer. You have pretty good information about AWT. Will u advise me if I have to choose for investment purpose among Top City, Mumtaz City, PECHS and AWT. Which one would be more better as future benefit.

i bought 4 plots in wapda town back in 2005 while i was in uk studying construction.my dealer made a huge blunder by making false promises but anyways the prices has literally trippled in last few months.i have been told that this interchange is on time if not than there is a deducation of Rs.300,000/- per day from the expiry of the contract. The source is quiet reliable but i myself is not sure about the validity of this news. My question is that will this interchange benefit wapda town. Is it worth keeping these plots?if yes than what prices can be expected when interchange is ready for traffic because keeping in mind that in b17 just across the road 10 marla is quiet high.. Would it be childish to expect the price range like b17 in comming 6 months

@H.A. I think you are in the same position where I was about 10 months ago when I was deciding on adding to my existing position in Zone 2, which was primarily concentrated in JKCHS. I think Mumtaz City and Top City are good options for the long term (atleast 3-4 years). If I were to choose between the two , I would be tempted to go for Top city. PECHS, I visited twice, but frankly, I wasnt really impressed with the quality of development and the only sales pitch is a “possible” link to kashmir highway, but there is no confirmation of that yet. AWT at first seemed like a non starter, but when I heard the news regarding the possible interchange construction, I explored it further and realized that the mighty AWT machine was getting into action to jumpstart this society. So far the signs have been pretty good and I consider it to be the best short term investment (4-6 months) amongst all these options although it can give a decent return in the longterm as well, plus its still affordable. You can decide based on for how long you want to remain invested. In your position and at this stage, I would go for a good location plot in AWT, absolutely .

@H-T. Well I think Wapda Town is going to be a longterm investment...atleast 4-5 years, but I can assure you, it will never catch up with Multi because of qualitative reasons. However, that does not mean prices wont rise in the interim period, I think they have already shown a significant improvement and I expect atleast an increase of around 20% in the next 12 months. Construction hasnt started yet and might not start for sometime.

The interchange is actually quite close to Wapda town if you look at the crow flight distance, but on the road its quite different. You will first have to drive on Sharah-e-Mehr for about 5 kms from the main gate towards GT road, then at the junction of Paswal Road, you will take a right turn and drive back towards motorway for another about 1.5-2 kms to reach the interchange. So its about 7 km on the road but if the service road along the motorway is linked to the interchange, the distance will be reduced to just 2 kms.

If I were in Your place, since you are into constructions as well, I would keep 2 of the best location plots in Wapda town for a future construction project and swap the other 2 for AWT, where construction activity is likely to kickstart in a few months, or maybe buy one in AWT and one in ECHS. That would place you all around the interchange and you will continue to gain as its benefits spread through the area. Thats my best guess.

Dear SyedAmjad What are ur thoughts on CDECHS E-16/3 or E-17/3? Will it gain in next year or AWT will have jump?
