Risk In Purchasing Plot Or House In Gauri Town Phase-v

I would be highly obliged if you kindly let me know the risk involved in purchasing a plot or house in gauri town phase-v. I mean what will be the kind and extent of risk. Often cda issues notices urging the general public to refrain from indulging in any kind of sale/purchase agreement in the residential schemes not approved by cda. Please tell what will be the risk and if somebody purchases the property in gauri town phase-v how it will be transferred in his name as cda is the sole player of land planning/transfer in islamabad. I want to purchase a plot/house in gauri town-v as i have a low budget, but before that i want to clear my doubts. Thanks.

I don't see any risk from CDA side as the land will transferred to your name through proper intiqal. If the location and other facilities are acceptable to you, I don't see any other problem. Thousand of families are living there, so how will CDA re-locate them, if they can't re-locate kacha aabadi? Regards

Thank you very much for taking time to reply my query. Your reply is quite logical and I agree with you. But I have a few more questions. Why does CDA say that gauri town is not approved by it. I have shifted to Islamabad from another city. In my home-town city, there were not such problems. For example, FDA never issued any notice that it does not approve private housing schemes. Plots/houses falling within the jurisdiction of FDA are transferred by FDA, while plots/houses in the private housing schemes in rural areas are transferred through Tehsildars/Patwaris etc. In Kachery. Perhaps properties falling within the limits of Municipal Corporation are managed by the Municipal Corporation. Here in Islamabad involvement of CDA in the private residential schemes which were otherwise approved and where population is now quite congested, is not understandable. I agree with you that CDA cannot dislocate thousands of families. Secondly, if these private residential colonies were unlawful why did not CDA forbid they by force or by law when these were started in the very beginning. I need your further expert opinion to clear my doubts a bit more before I go for purchasing a plot or house in gauri town phase-v. I would most welcome your opinion and highly value your suggestions. The main problem about these type of societies is that who will look after them after their owners???CDA will not look them up and in my view point the condition of society will get worse and worse day by day so in my view point go for some reliable name…

Could you please suggest some reliable CDA managed society or sector in this area (from around khana bridge to around Comsats University/shahzad town etc.) where at least a five marla plot could be purchased in Rs.30,00,000/- (thirty lac) or a bit more or less. Actually, my preference is this area as my job is in this area and it suits me well. CDA sectors (I-14 etc.) within this price range are towards the motorway and quite away from my Office. I shall be highly obliged for your guidance and greatly value your suggestions. Thanks.

Sir actually the area which u mentioned do not contains much societies so in my view point expand some venues for yourself i.e u can go for zone 5 societies…at chakshahzad side i.e zone 4 bahria enclave is the only good option in your budget…

Perhaps the areas which you have suggested are much farther from the centre of the city (almost at the outskirts of Rawalpindi/Islamabad) as are shown in the maps or google images (I don't know the areas physically as I am new in Islamabad). I shall be highly obliged if you please suggest some CDA managed areas near Chak Shahzad, Shahzad Town, Comsats University etc. I.e. Near or around main park road. Go ahead with ghouri town . You will get ownership of your plot through registry and intekal.

In Zone 4: Bahria Enclave Shahzad Town Margalla Town Rawal Town are options but these are expensive.

Below mentioned are CDA approved societies before DHAI-II on Islamabad highway. CBR Town River Garden Jinnah Garden Gulberg Town Living not started Soan Garden Electricity on poles

Also consider 25*40 plot( Allotted to retired employees of CDA/widows) in Ali Pur Model Village.
