Really need clear opinion on enclave/faisal town or any other reputable society for better roi in 2 or more years of investment. Investment options is b/w 3 to 4 mills.
If plot cannot return much so i can construct home with less hassle and put on rent.

If you can manage go for Bahria Orchard Lahore. Price for 08 marla plot for better location is 3.7 - 4 millions. In 2 years expected rate of appreciation is 50%. It has one of the best infrastructure in Lahore. Secondly, if you can built a house it will easily rented out. Rental income in Bahria orchard is very reasonable. You will get around 40k to 50k in rental income.
Moazzam sb, probably shahzad is interested in islamabad market.
Enclave is better than faisal town in all aspects. In this budget you can get a file near possession.

Also I want to ask since I'm staying in UAE and cannot come and see the land and then invest. All legitimate mate comments matter to me since I'll take action from your valuable suggestions.

FT wil be more populated then BE sector N having 5 marla plots.
Also consider Mumtaz City 30x50 plot geting ready for posn in Ravi block in coming few months at around 3.8 M.
