Renting a property

I am thinking to rent out my basement which is providing a car space of 9.25’ wide. The length of the car space is 20’ on left side and 25’ on the right side. So the garage is 9.25’ ft wide internally, 20’ long to the left and 25’ long to the right. Garage lies on the ground floor. Entrance to the basement is kept from inside the garage and on its right wall which is 25’ long. Is this space suitable for car park as well as entry and exit to/from the basement? What is the probability that the property would be rented out quick. Basement has three bed rooms, three bathrooms, kitchen, lounge and drawing/dining room.
