Rental value : Bahria Phase 8 vs Jinnah Gardens

Dear experts,
Please advice the location for better rental value.
7 marla residential unit to be constructed for rent out purpose, which location is better
1) Bahria Town Phase 8 (Safari Valley)
2) Jinnah Gardens

I can tell you for sure of Bahria Town Phase 8 Abu Bakar Block. Constructed 4 houses there and they are getting rent around 30 - 35 thousand without gas and 36 to 42 thousand with gas. No idea about Jinnah Garden.

Almost similar rents can be expected from Jinnah garden as well @A M Abbasi
Also consider construction cost as Bahria will cost atleast @200 rupee per sq feet additional as compared to Jinnah Garden.

I got advice from my friends as well about Jinnah Gardens, I heard that JG has some NOC Problem with CDA? is it true...? is it safer to Invest in JinnahGardens..

Both Bahria & Jinnah Garden dont have NOC like many others.

Bahria phase 8 is not in CDA but in Rawalpindi area and they dont have the issue of NOC … Bahria enclave islamabad has the issue. But for sure as slayer said Bahria has put some construction standards which we have to meet and they cost little bit more then jinnah garden.

I think Bahria is safe and good option.It's true construction cost is more than Jinnah garden.
