Reality check of d.H.A chapters ( the other side of truth)

My assesment of d.H.A chapters . At least for punjab.

As prices increasing it assumed that it increasing as deserved. But for those who are going to invest their life time savings in other chapters must know that even d.H.A lahore first phases wasof succes yet phases like phase 5 to phase 9 suffered a lot , you may listen only good from them who had holding power of years. These other phases of lahore suffered and saw so many seasons , for example file going from 47 to 14 lac , so the other chapter may have to see even worst over time ,so my core goal is to give some food for thought for those who doesnot have holding power and nerves to see even multan file from 55 to 20 . So its heaven for long term investor. This thing dealer wont tell you nor they should do for their belly but same time investor should be carefull at buying bhawalpur at 32 without developmnt . Best buy among chapters is gujranwala as land is costly there.

Asad i agree with you on good prospects of Gujranwala but I think it is wrong to under estimate DHA Multan as well. Its location, metro route, BZU and prices in adjoining localities of Wapda Town are proof that file price will not go down by much if at all. Most likely it will keep rising inshaAllah.Bahawalpur is currently in an uncertain phase and may experience some fluctuation. But even in Bahawalpur if you can get a file at low rate it is a good investment for mid to long term.

At what price DHA BWP file should be purchased to make it a good investment?

Current rate of 1-kanal file is PKR 3,250,000. It was PKR 2700,000 when DHA Villas were launched.

I think this is the right time to buy property in DHA Bahawalpur. It is expected that plots will be balloted this year and possession will be granted in 2018.

Same time army launched operation with in towns and city , D.h.a can have to bear its reaction as if terrorist react they will try to target GHQ , HQ , bases , camps and d.h.a askaris , not a great time for d.h.a investments and living

D.H.A should increase security , after blast we can see panic in D.H.A real estate , most dealers people want to get rid of properties because the blast put ? On D.H.A most strong thing which was security . So I am not more interested specially in small cities who can be future target of terrorist in revenge , bahria is way secure than D.H.A
