If you could make it short, do some scripting and rehearsal, may be some on camera video shoots like some podcast, may be some discussion with some guest like some talk show can take your channel to new heights. Keep up the great work. May Allah bless you more. you are doing a great job.

Our most recent experience:
We bought a 4 Kanal tower plot in phase-8 & wanted to build/sell plaza on it but now we had offer of 17 crores whereas we bought at 15 crores.
But it seems it would appreciate more as on RRR, Phase-8 extension plots appreciated by at least 10 Lacs.
I think RRR is a real game changer as we are practically experiencing…

hello members is it advised to sell plot in topcity-1 F block and move in DHA phase 3 Islamabad for gains due to RRR.On other Side metro will start operation towards airport by MArch will it impact prices?

Top city and any project in that area, its time to buy not sell …

No one want to live right inside of airpirt noise on 24/7!
Initially it looks attractive being near airport but no one travels daily by air…
I have lived near old airport in a double walled house in Qatar but still noise was a headache…
Ask the ones who are living near old airport?
DHA-3/2/5 are winner in twin cities & RRR have already been impacting phase-8 & impacted societies…
I wrote my personal experience & most people are confirming that…
Plus again news is hot that phase-8 Hamlet will be taken by DHA-3.

Agree with you to stay away from Airport, Bus, Main road & Train noises as it makes a pperson psycho.

i have checked twice from bahria management and they said its only rumor from dealers. no any bahria project including hemlet, orchard, P block & G block going to any other else.

And im sure you are enjoying good ride on profits from bahria Phase 8 & Extension orchard etc. Bcoz when majority was disapointed after RRR scam, You kept on trusting Bahria & Im sure you will be reaping the fruits. Ameen.

  • Top City etc. is not living in/close/on/near New Airport. Yes, proximity is closer but not that close that it creates some massive turbulence. See around the take off and landing by the time it approaches take/off land the aircraft is already in Airport premises and noise factor is almost negligible. Spend a day there and see for yourself.

  • Old Airport is never a good example and never have been a proper airport for Civil Aviation purposes. It was Nur Khan Airbase and being used for civil aviation until a dedicated Airport for ISB/RWP.

Waqas sb, on your question Why:

  • Good or bad, G-series connection will keep giving boost to Top City/Mumtaz City etc.

  • Metro being operational (that has been made to be stagnant post 2018) will make Top City as part of mainstream ISB. When your area is touched by Publix Transport, welcome to be part of main city.

  • Road Infrastructures and other facilities will accelerate as ISB is groiwng in that direction.

  • Kashmir Highway link.

  • Most of Commercial develoomets including 5-starter hotetls are coming. I am not saying it’s gonna replace the Blue Area and stuff. My point is, land is still cheaper, road Infrastructures are good, Airport is nearby so the area will rise as a good commercial hub.

  • 18 as the most elite of emerging project is a day light example of why and what is future potential.

  • Long Story Cut Short: Metro + Road Infrastructures + New Commercial Hub + Expansion of ISB are more than 1 factor to safely rely on.

In a generation time, I hardly see any any other areas outperforming the Kashmir Highway location. Not that it’s best for living but on longer run 9/10 times Kashmir Highwaye connections to projects will be the winner!

In my humble opinion TC or MC shall & can never replace the worth of the aforementioned DHA locations in the future to come.
TC & MC is only Mr Moeez, the famous man with law, but DHAs is an organization.
If location is all then ghouri town, JG & all on Islamabad signal free highway & nearest to capital must have been hottest by now???
New airport traffic is only 20% as of now per pendamic & other limitations & airlines less flights but in future it would be a brave heart to bear noise pollution…

  • Future Planned Development: DHs/BT Pindi’s fate primarily depends on RRR, for now. TC/MC have multiple aces to play with, the very least: Kashmir Highway (pretty much the hotest location of new projects) + Metro + Future Commercial developments + forthcoming G-series (G-17).

  • Take an Aerial View/Google Earth, ongoing developments and key locations around, all is self-explanatory. There was a time when BT/DH have least competition. Not any more, many more new players and options in market.

  • Delivery vs Brand Chase: It’s not an organisation, it’s simply a housing authority and it has its fair share of mess wherever it went from Valley (ISB) to City (LHR) and it’s proper phases. For me, if someone delivers me, I wouldn’t care if it’s a One Man Show or Organisation or whatever.

  • Location Sellls Yes, Gulberg has been and is among best growing project for almost a decade now. It’s delivery is pathetic slow, that does impacts market but still a hot cake. Ghouri Town/Airport Housing are sold out despite lots of litigations and people on lower income still prefer them for living/renting-in than BTs.

  • Price trends/escalation in last 2 odd years is self-explanatory.

  • Noise Pollution It is not about X% or Y% air traffic, it’s about the trajectory and path of an aircraft and distance to popultion at take-off/landing time that creates noise pollution.

Bottom Line
Not denying DHA as a brand. For me, if I have to put my bucks on a project, I would, in my view, will not exit TC to move elsewhere.

If someone prefers to move from Enclave, or fully developed I-series (9/10), to DHA or BT it makes sense, not from TC. That’s my view of it …

Bro, I am not against TC as we mostly live with " bherh chall" in Pak property but think of DHA-2, a one Kanal has reached to 5 crore!
Is it RRR?
TC & other good investments buy can never surpass the ones I mentioned…never ever!!!

My Stance previously, now, will be very simple:

It doesn’t matter if It’s a One Man Show or a Housing Authority or whatever else. The point is simple: Delivery

  • When MR was 1-Man Show and he was delivering he rose from a very ordinary contractor to Biggest Property Tycoon PAK real estate has ever seen where his launch files and forms used to sell in Black.

  • When same MR defaulted on his promises he is unable to cash even on BT brand. Check last 3 - 5 new launches. Shahid Quershi had to take dealers to the project location to tell them that the land exists and MR himself had to come in BT Promos to launch the Bahria Greens, still didn’t worked!

Conclusion: When MR delivered, he became a tycoon from an ordinary contractor. When he deafulted his promises as a Tycoon are worth far less than an ordinary contractor

Same applies to Mouez and Majeed guys, when the will start to default … No exception

Yes: For record:

  • I will say it was MR who brought in revolution and trend in PAK real estate.

  • I, despite being a beneficiary of BT, at some point never endorsed the tactics of MR and BT management. In fact, I have been one of the most explicit critic of BT way of doing business.
