File-based investment is not bad if done wisely, i.e., NOC, Land Acquired, Development ongoing. 12 months trend do reflect progression of files with the likes of Gulberg, CBR-2, ICHS etc. in terms of relative ROI. Its about progression from file to ballotted one to possession.
The key is short investment. 1 to 1.5 million max in files. Anything beyond that for now deserves a possession asset.

Whats the latest update on Ring Road for which this thread is very much created? Are they going to start construction anytime soon?
One should also consider DHA Phase 3 Islamabad for his portfolio. It will take time But will be fruitful as investment purpose.

My assistance pertains to pure investment for 3-5 years time span only in the possession blocks near DHA homes in DHA valley.
Schools, shops and other life amenities are non existence there even families are living and more coming in as more homes are being handed over.
In 3 years at least life will be visible there so would be facilities.
Now most of the families living there are retirees or the ones who do not have kids in schools but 7 km away on GT road all type of facilities available.
At 14 lacs a 8 marla with DHA name is a good buy for future profit.
You will see more blocks will be ready for possession in 2019 itself.
The point here is buy and forget for 5 years.
DHA-5 is also good for the same projection.
Phase-8, I already commented as good for 3-5 years, may be early .
In block M, a 5 marla was 14 lacs and now see the price amid Malik Riaz ongoing problems with courts!

Things for sure are progressing. It’s just that so much big statements have already been issued and much hype created that now it has lost that initial shine. People are buying lands and areas around that growing, however, public perception will solidify once the ground work starts…

True but when the first patch sold and first machine deployed, people their preferences and demands sky rocket. Sometimes the route gets litigated land, family inherited and many constructions that their owners never give that up easily. Such instances visible in the heart of BE & GG where acres of land acquired but a patch still remains non-acquired sometimes even in the heart of commercial.
Main Ring is 38 km but two points that merge into or emerge out of the Ring are 12+9 KM and their land may be more challangeing to be acquired due to land existence in developed/populated part of the city.
Margalla Avenue and the grave yard issue is a prime example of that...
Yes i know the local people are very happy to sell the land in good price. Some investors have already acquired the land in those areas however where there are people willing to sell the land there are people who don’t want to sell the land and to add more there are political motivated people who want to create trouble. But RDA has the expertise to deal with these situations if they are not in bigger scale lets hope for the best.
Actually RRR is not the only RDA thing, Army is behind the project, too, on security issues.
We are now living with our politicians who cannot bring masses on road due to their corruption trade mark but by blocking busy roads, they can stall traffic and also pay the corrupt media to show crowd in their favor.
Law abiding forces do not want this filthy practice and want to make Pindi bypass to divert traffic at the city's entrance.
