Govt. represents the entire structure, i.e., PM + Cabinet + Members + Admin etc. It's just the wrapper that has been replaced, the corrupt core is same.
So that core of Govt. is as corrupt or pure as the previous one (ref. Fin. + Info. Min., then & now) just the simplest example among many. Lot of that accepted with choice and open arms.
Speaking in general:
Putting a layer of fancy cream on top will not turn the crap into a cake. If someone expected that, sincere sympathies with them. Unfortunately, till now it's the trash that has been presented to this nation in the name of Birthday Cakes during each cycle... Well at-least the nation can realise and admit as things are rather then the same old slogan your choice Haram while mine is Halal because I say so and I chose so.
Property market was already in poor situation and secondly in ramazan we see low market activity for property.

Rawalpindi: The Punjab Government has approved around 410 development schemes for Rawalpindi in the upcoming fiscal year, including six major projects, a news source reported. Among these mega projects, the provincial government has included the Rawalpindi Ring Road (RRR) and the Leh Expressway, as expected.

Other projects include the construction of two new recreational sites in Kotli Satyan, two universities in Gujjar Khan and Murree, a 100-bed hospital in Kahuta, and a new district jail.
These projects are estimated to cost a sum of PKR 130 billion. Punjab Parliamentary Secretary Adnan Chaudhry stated that the Punjab Chief Minister (CM) Usman Buzdar was quite committed to developing Rawalpindi. He also revealed that the provincial government will construct the mini dams of Papan and Daducha within the Rawalpindi Division.
He added that the CM has approved the release of funds for the Chann dam, which will be responsible for water supply to the suburban areas of the city.

Chaudhry also stated that the authorities concerned will lay the foundations for the RRR and Leh Expressway within the next two months, and that next year will prove to be progressive for the city.

Rawalpindi: The Rawalpindi Development Authority (RDA) has proposed some changes to the Rawalpindi Ring Road (RRR) project, a news source reported.

RDA Chairman Arif Abbasi said that the civic agency has suggested setting up economic zones along the proposed RRR project in a bid to promote business and industrial activities.
He said that six firms recently submitted their expressions of interest for the project’s feasibility study. He added that the Punjab government has allocated a sum of PKR 10 million for RRR’s feasibility study.
Abbasi stressed the need to relocate main markets into the economic zones proposed for the ring road project. The provincial government will reportedly decide on the matter within a month.

Moreover, work on the project is expected to commence in 2020 and the process to hire consultant for RRR would be completed within a month’s timeframe.
There is no allocation for RRR in the budget 2019-20. So forget it till the return of good times.

New Life in Pindi property business.
Whole of Pindi will benefit, zone-2, phase-8, DHA-3 and a lot on the much neglected side of Rawalpindi.
Vegetable market shifting preparatory work has already been done years before sitting with Pindi top business men.
By by to hours in traffic delays on GT road.
The link road from Tarnol and one from Rawat will further add to the usability of RRR.
I hope there is no U turn on this project now!
But I cannot see as army is also a main player to make RRR happen.
This RRR is so important that people will sell/ buy around it even having paid 10% of tax on CGT and other taxes.
Is it good time to invest in Bahria ph 8 commercial? Please suggest some good options for making commercial plaza immediately after buying possession plot and near to possession commerical plot in 1 to 2 years time frame. Budget of 8 to 15 million for plot only.
As far as commercial investment, three factors, in general and in the context of RRR specifically:
1. Consumer Footfall
Commercial thrives on the footfall of customers. The developer can offer a gold mine and buyer can buy that at dirt cheap, progression would still depend on potential segment/customer/market that the commercial attracts.
A small Tuck Shop/Dhabba in inner RWP or outskirts of CDA sectors on 9/10 times will be generating more daily income, more rental value, more appreciation, more demand than many of the Posh Shops/Offices in well off Gated Societies.
2. Cheap but in Middle of Masses:
If and Whenever RRR gets materialised (considering the layout that is proposed), now the the dirt cheap areas like Chakri Road/Thalian Interchange will have more progressive commercial. Already bigger population to consume proper commercial that is almost non-existent, as of now.
3. Oversupply
Biggest killer for commercial is oversupply! Greens, Phase 8 as two recent examples.
Phase 8 had, has, and will have potential. It's simply about what can be best in the context of RRR. Once the BT KHI, BE (legal) dust gets a bit settled, P8 may see some crunch times with Takht Pari Stuff before the next take off.

Yes, as per the layout all the area in adjoining coordinates will rise. To me some of the biggest beneficiaries will be ones on Chakri Road with the likes of Alharam City etc.
