We all know, it is written in stone that MR will come clean after all this court thing! He can manage all with his money piles.
The point here is, BT Pindi is low on prices and RRR will certainly affect positively on phase-8 or nearby phase-8 property even if Nisar cartel play against MR.
The day, a single earth moving machine shows up on RRR, people will rush to buy as they did for the new airport. Even zone-2 will revive but investing in phase-8 real plots is much better than BT or zone-2 files.

Plan is for 2 years but even with fast track work, expect no less than 4+ years. If the govt. comes into power and start work on RRR straight away, it will only be able to he inaugurated or operational till the end of next govt’s tenure - hopefully the govt. completing it’s tenure.

Zone-2 road network is shaping up into a totally new look. CPEC initiation area, RRR connections, new airport connection, past Tarnol junction to Kohat road access from Pindi/Islamabad in conjunction with Kashmir highway. Hopefully one day Margalla will also materialized.
This part is now challenging the developed part of Pindi/Islamabad and if BT or DHA standard society show up in zone-2, you will se miracles happening here!

Army is the main player behind this RRR and GHQ will make sure this bypass gets completion in given time as money is no problem and Chinese are setting up strict checks & balance on the money they are giving for any project in Pakistan!
For Army, it is a security thing for Pindi and capital.
Things delay when corrupt ones gang up in mega projects and engineer delaying practices!
Sadly so fa, no BT/DHA style society entered in zone-2 lucrative market. BT tried once but failed on land mafia, headed by Nisaar group, comprised of no less than 20s cut throat influential gangsters!
MR’s own gangster @#$%^ Khokhar failed as Nisar was chief minister of Pindi throughout the Noon era.

This is true that all relevant stake holders seem serious to get the RRR done. However, so many formalities keep emerging out of no where like the recent NOC requirement by many departments before Chinese go ahead with next step of financing.
Yes, funds and will power is there but the way state projects work is the only reason for slowing down the process. Even land acquisition, funds are available but it's a hectic and very time consuming process to acquire the required land. This is just one example, there are so many alike instances.
I strongly wish it gets done in the given time frame!

Regarding specific areas getting most benefits from RRR, I am keeping my fingers crossed!
True Chinese have been shown the ultimate route & made agreed upon, true 47 billions cannot suffice for the route alterations, Pakistan politicians are not rational thinkers, sorry to say, they think only for themselves and that’s where, until and unless all flyovers been budgeted finally marked up, I cannot comment on which society would receive the most juice of RRR.
As a layman, TC got preferential location, apart from some blocs in very close proximity to airport.
Then comes MC & Ghandara: Idhur bhi kuch funda hay!
Before they were one unit but separated now! Imtiaz Sb & Nadeem Sb might have latest on MC/TC mutual conflict on access from main road. I think one of them is on better location from access point of view.
All other is a guess work until project kicks off!
DHA-3, area beyond phase-8 extension are sure candidates.
Remember: MR sold 1000s of Kanal around river to DHA upon part of settlement of DHA valley in Raheel time: What DHA would do to that land? Still not clear!
