The good location 25x40 plots are ranging around 65 lac and above and I’m unable to close a deal just because of rates rising on daily basis?? Is this Kashmir Highway effect or something else? Seniors please comment.

I think rates are rising. It is true. The reason might be widening of Kashmir highway, increasing population/construction in G 13. Also, no other sector available for construction in zone 1; D 12 being very expensive.
I know someone sold 25x40 plot in G 13/4 @ 68 lac around two months ago. It was a corner plot.

Fahad, I predicted this some months back that G-13 will eventually catch up with G-11, despite the slowdown.
G-13 is fast becoming populated and living quality getting better. This is typical of CDA sectors. At the beginning of house construction, these sectors present a horrific picture... Broken roads, overflowing sewer, no gas, no water, no markets, no parks, no nothing. And then gradually they transform into live-able and then to posh sectors. I have witnessed G-11 transforming from pile of dust to what it is now.
So check out prices of G-11 and then you'll know what distance is yet to be covered.
Agreed with Isloo, G 13 is on move with a good pace. Its future apparently seems bright.Moreover, Fahad, investors and the big fishes are very clever and at times wicked as well… They know how to give a boost to a sector, make money and then quit at rite time…leaving people like u n me…wondering wot happened.
In my view the prices in G-13 will grow gradually as it is getting populated at good pace...

Well, the rates are continuosly rising in G-13.
Reason is the tender approved for the carpetting of roads, gas connection installations started, rising in construction and limited good location plots available now.
In G-13/1 it is very tough to get a plot in 57-58 Lac now, minimum buying price is 60 Lac.
In G-13/4 the rates are above that 65 plus minus.
It is Kashmir Highway affect as it is 10 lane highway which will make the distance from Golra Mor to Zero Point very less and easy.
I also saw G-11 building like this, their was no markaz, no parks no proper roads, nothing, but in 10 last 7-10 years, both G-11 and F-11 have become very good sectors from ashes, G-13 and G-14/4 are last CDA sectors, the rates will dramatically increase in G-13 in upcoming years.

Yes Saadi bhai, as it is developed but also has street lights installed, much better than G-13, but location wise, G-13 prices are rising.
Fahad, In G-11, their are very limited plots available now, same situation in G-10, where CDA alloted new plots of different locations, people demanding 80-90 Lac for a 5 marla plot, and, for a 4 marla house, they are demanding 1.5 crore above in G-11 and G-10.

I think D-12 is better but it will take some more time as compared with G-13…
In my view point g-13 du to its central location and it will n be the hub of islamabad in future…People would love to live at central location as compared to scenic location…
