Purchasing apartment at Hamna Warda G11/3

Dear all,
I am interested to purchase an apartment at Hamna Warda residence in G11/3. I like its central location, good atmosphere, proximity to good private schools for children. However the flats are priced over 2 crore Rs. Is a good investment (prospects of appreciation in 3 to 5 years?), any other good options in the same area at a better cost? My only concern is… one can earn a lot by parking 2 crore in commercial plot… but I need this apartment for family and child education.
Would be grateful for advice on pros and cons

Here is my take, right or wrong, but I see it as:

  • Apartments project best bet is buy on installments, at pre-launch. Ideal are 1 - 2 bed in bracket 70 - 80 lac, if purpose is investment or rental yield.

  • Gs have strategic advantage of their proximity to Downtown ISB, however, infrastructure, ameneties going down and street crimes going up.

  • In that amount I would go for a a 25x40 plot in D-12. Yes it would cost extra to build on top but worth all that investment.

  • If Apartments are of interest and live there, for me Gulberg Greens is a much better option, unless being in G-series for whatever reasons is an absolute practical necessity.

H sector in the capital is an Education sector & from that aspect G-14/4 is best to buy a plot & make double story house on it…
A 5 Marla can be bought at 1.6 crores & one story can be put on rent which could give mini rent Rs 45,000.
You will be on the Kashmir highway & very near to education sector.
Property price would always go up & land plus roof will be on your ownership unlike a flat where after few years of buying apartments start giving problems such as leakages, drains etc …
People make 3 stories on a 5 Marla & put 2 on rent as well.

G-sectors that once were the best bet, still are, but starting to suffer the undenibale that is water shortage and ever declining water bed underground. G-13/14 are prime examples and maintenance going down each passing day.

D-12, that for sure is not the nearest to Downtown ISB but is on a priority list of CDA and quite accessible from E/F. Many bureaucrats and high-end officals have been alloted plots there. Water situation been best among other CDA sectors and right at the foot hills of Margala. Visit on peak of summer and see the difference. Gs have too much concrete around, deteriorating infrastructure, and many security incidence.

Agreed, D-12 is scenic & neighbourhood of fat bureaucrats.
Also a priority for the same fat cows…
But water shortage is a chronic problem for the whole Islamabad…
Some places water bed is upper & other places lower but it cannot be generalized that only one sector water bed is bes while worst in other sectors as water bed is going down in the whole pothohar region…
CDA has working plans to supply water for the whole capital…Not only for just one sector.
G series are just a luxury located right on Sirinagar Highway , future metro approach to the airport plus ever increasing educational institutes in the nearby education sector H.
Most families prefer G sectors just for being in the vicinity of H sector.
If one is after just living near hills & near rich people then D-12 is an answer of course …
Also there is another important aspect of living in 5 Marla house in D-12… This is just a dirty & clean kitchen size of a nearby rich bureaucrat’s big house.
This sure will create a classy living devide between mediocre & ultra rich families…
That aspect never discussed here on zameen threads before!!!

G-series (given price tag), each passing day on a down hill, not necessarily by pricing but quality of amsneties that has to offer.

Size matters in any part of the world as is from DH to BT/BE
(2 Kanals to 5 Marla) to Guleberg (10 Kanals to 7 Marla) where someones car park will be bigger than someone else entire house (happening for centuries now, anything new?)

BTs, DHAs, are very much different than E-11 & D-12.
Even in Islamabad Universities, " I live in E sector" & " I live in I-series", can be felt very visible between students. I had several family students studied in the capital Unis & know what I am saying.
In gulberg Green & Residentia, there is tons of difference of living & class devide…
This is undeniable fact and visible but it is not new to mention. Kids take it serious when growing.
We feel shy saying it …but it is fact sadly…
If I had 5 crores to buy a tiny 5 Marla in E-11, I would buy a knal in DHA-5/2/3/4, Gulberg Residentia, B-17…so many others or in BTs & live in a class-free environment…

My point being made, argument resting right here, rather than counter argue (not making iota of sense): See the boundaries, confinements, check points entering or exiting prime to common part of BT/DH and compare that to no or much less such stuff in CDAs. A citizen entering in an area that is part of Country have to Surrender his ID Card to enter. How many of BT/DH parks will be open to outsider Access? like anyone can in any one of CDA parks

Roam Round Gulberg Farms on a motorbike or cycle even if you just have to pass the path and see the number of times security stops and questions you

  • Class Difference between A and B is More Lethal (because I feel so and say so)

  • Class Difference between M and N is Less Lethal (because I feel so and so so)

We are living in a state that has been a British colony and this state suffers from post-colonial shock:

  • English Speaker feels superior to Urdu one!

  • Suit wearing men would look down upon to Kurta ones!

  • Toyota Driving One will Feel Pride over Suzuki one!
