Property with Shamilat area

I am purchasing a house in Rawalpindi - Gulistan Colony. As per seller this property is of 14 marla and out of that 10 marla is of Shamilat.

What is the real status of this property, is the Shamilat included in the property?

In my experience even banks are not accepting “Shamilat” as property guarantee. Its a shared properties and check with owner that they are transferring to you 14 or 10 marlas. I think Shamilat 10 marla will be “kabza” property.
