Property prices on Zameen.com

Asalam alaikum dear fellow Pakistanis.

This is my first post on this forum and I need some much needed advice on buying property as an overseas investor.

I have followed up enquiries on a number of adverts on Zameen.com for 10 Marla houses in BT P1-6. I haven’t had much luck with replies, but on the rare instances I have, the dealers have advised the advert is either outdated, property now sold or the price has now dramatically increased by 30-50 lacs. My question to respected forum members is that is this to be expected with misrepresentation/fake adverts or am I being taken for a ride and these are scrupulous dealers at work.

All of the adverts are recently submitted so I’m a little confused and quite frankly discouraged as a potential investor.

Never believe the ADs on zameen as 100% genuine…
If some are rightly placed then give yourself allowance at least 25% on higher side.
Dealers use zameen to increase / decrease the prices & no plots available with them…
There are so many dealers outside zameen & you can have good idea of plot availability/prices with some working.
Regarding DHA property, you can buy and sell directly through the DHA’s own dealing office called DHA property exchange.

So do I take it that on a genuine ad, I should look to offer 25% less than the listed demand?

Yes sir, generally speaking , 20 to 25% should be less than what is posted as per my long experience with prices on zameen…
There is always very few examples wher AD & pricing both are as per the market forces.
Mostly people are pricing their properties only.
Zameen must have a price varification system on each posting but zameen has big thing now and the old saying"
Fat Murgi and unda" , fits in this regard…

Listings on Pakistani sites (including zameen) are not verified and the brokers/realtors do not care about their reputation. So you should expect all kinds of bogus, misleading and repeated listings. In this heap of junk, it is difficult to recognize a genuine listing.

Your best bet is to find a reliable dealer, and work with him to find a property. However, you should always double check whatever this dealer tells you.
