Is this a good time to invest in property in lahore? I am looking to buy residential 1to 2 kanal house in a premium area in lahore, like gulberg or cantt. It seems to me based on zameen.Com advertisements that prices have gone up a lot in the last 6 months. Old ads for property seem to indicate prices of 2-2.5 crore per kanal but the newer ads are all in the range of 3.5-4.0 crore per canal. Have prices really gone up so much in 6 months?
Gulberg Lahore is not advisable for living because there is too much commercialization. If you want to open a boutique or restaurant, then buy in Gulberg on a strategic street or road.
It is too expensive to buy a home there because people charge the price of potentially commercial. Also, the living conditions are not good, as too much business activity going around you.
Lahore Cantt is good for living but the price is way too high and you are paying a very hefty premium for very little good reason. Similar the case for main Defence Lahore. There are other very good areas where you can buy much cheaper than Cantt and Defence.
My recommendation in your budget is EME(DHA). It is the best choice. Because it is very near Motorway. Accessible from two roads - Multan Road and Canal Road. From Multan Road, you can take the flyover and go back to canal road and from there anywhere you want in Lahore. Also, you can easily go to Iqbal Town, Gulshan ravi, Chauburgi, Secretariat. EME is a very posh society. Community of neighbours is better than even Bahria. Mostly educated community of neighbours. Bahria Lahore has better facilities but location wise EME is better. Also EME is very green society with many beautiful parks and small markets. A good hospital as well. It is DHA but a walled community unlike main defence which is open so many robberies happen there.
There are still good locations in Gulberg and reasonable prices....All blocks are not commercial and business activity is going on in Gulberg. Still to live in the heart of Lahore and you can go anywhere by walk and all life necessities and requirements on you door step.
Cantt has + point of security and when you think of security and even you can go out without locking your doors and low hight boundary walls it is no matter if you can pay little more and more you are again in the heart of city.
These property can give you best in return and in short spam of time than any property in Lahore. For me no comparison of Gulberg and Cantt in Lahore.
Both are good choices and if you can do little effort you can get good accomodation in very reasonable price.
Further you can buy old house in plot price and easily can renovate in very good price.

Undoubtedly; cantt is the beautiful place for living but expensive. If anybody can afford it then cantt is the best place in Lahore.
Lahore Cantt is the best place in Lahore. But if you look at Value-For-Money, I think DHA-EME, Bahria Town and Sukh Chayn are much better for residential purposes.
Consider the price difference between Cantt and EME or Bahria. The difference in price is a few crores and how much the difference in living comfort, distance, security etc? Because of Lahore Bypass Road (Motorway Link), EME is more easily approachable from Secretariat, Govt College and High Court. Plus, from EME you nearer the new side of Lahore including access to Motorway, New Campus, Sheikh Zayed Hospital, Shaukat Khanum, Expo Centre, Doctors Hospital, Jinnah Hospital, Wapda Town, Bahria Town, Valencia, Raiwind road, Canal View etc.
Inside EME, you have a very posh environment and beautiful sports grounds, parks and cute little markets. In Cantt there is noise of Rickshaw and Traffic but in the gated EME there is no such botheration.
