Property investment in karachi

Hi,

I'm an overseas pakistani based in the middle east. While i have made property investments in uae, me and my wife are now considering making a property investment in pakistan for the first time. Therefore, we are turing to this forum for some expert advice.

After a bit of research, we are tilting towards investment in a 500 yards plot in dha phase 8 in karachi (both me and wife are from karachi and have family there). Our budget is in the range of rs.20m and we our aiming for a long term investment (self-occupancy of the plot via building a house is optional and not our main intent).

A few thoughts are crossing our minds. Is this the right time to invest and are we likely to get a good price? Should we expand our scope outside of phase 8 and look at other phases (or completely outside of dha or karachi altogether)? What would be a good price for a 500 yards plot in phase 8 (i do realize that there may be multiple variables at play here)? What return can we look at 5 or 10 years down the line?

Basically, i guess we are looking for some validation that we are heading in the right direction with out current thought process.

I realize that i may have posted some very basic (noob-like) questions here, but any guidance would be much appreciated.

Why don’t you consider Bahria Town Karachi and DHA City. Both can give you good return in 5-10 years time. So 1 file in each scheme and small plot in DHA 8.

DHA city has a great potential.......there is some color coding for step by step development......I think Red zone (it's within DHA city) is nearest to possession, then is yellow and then green.

Other than that as recommended by wasi bhai Bahria is also expected to do good in neat future because it's Bahria's first expedition in karachi and the BTK will try to make it a success so as to make it a landmark for it's future endeavors.

I will definitely do some research on both projects but I was initially deterred by the location of these projects.

Would you know what would be the going price for a 500 yards plot in all 3 locations?

Moreover, if I want to narrow down a specific plot, would the right method be to hook up with a few real estate agents? If yes, any recommendations?
