I am an overseas pakistani currently living in kuwait and planning to buy a plot on installments in islamabad/ rwp: the plan is to build a house on it within 1-2 years.

I want to invest in a decent housing society (maybe like bahria town, dha, park view city or capital smart city project)

My budget right now for downpayment is 50 lac and i want a plot of 8 - 10 marla.

Kindly, share some expertise where to invest.

In 2 years no installment option is going to give you possession or make it livable. Better to look for already developed areas.

Went through the same problem in last December. You might get something in DHA 5 Sector J and K, 10 Marla and a kanal. Though it is on instalments but you might need min 6 mil plus upfront and min 13 mil plus in total depending on the plot size. You can check the current prices on zameen.

As you are overseas pakistani be vigilant of the scams and socities with no NoCs intact.

If you are planning to buy a plot 10 marla plus and turn it to secure investment go for Green Enclave 1 which is FGEHA project. Ongoing development and ballot has been done and is transferable as well.

Prices are better there with a security as its a FG project.

In private sector you could not able to find any thing on installments and with this plot measurements.

If you want to invest lump sum with secure option go for Cda sector i-16 possesionable or i-15 with cutting area.

Other societies are way long term with no possessions and ups and downs can be a possibility moving forward

Well come from Kuwait as i am also from Kuwait.I don't think you can find something good 10 marla in this budget.Dha and Bahria is best for overseas for living purpose and other hand B-17 is good.you can find installment option in Park view city.

Dha-3/5 10 marla 10M plus with possession

Bahria 6M plus 10 marla with possession

B-17 E block 8M plus with possession

Park View City 8M plus with possession may you find some in instamment also.

Syed Ali, for 10 marla plus the budget should be round about 10 million plus ans for Bahria around 6.5 million. The question asked by member was for 5 million budget. Buy anything anywhere but it should be possession able. DO NOT expect early possessions specially from big names like bahira amd Dha.

On the other hand if the purpose is living after few years, then the focus should be green environment and prefer buying in Bahria Enclave, Green Enclave (well under valued) or Park View (currently having NOC issues).

If the purpose is investment only, prefer Zone - 2.

Khalid Sab please enlighten us with Green Enclave as very less info available on Zameen and other forums. What is its development standard and what are prices.

Nasir sb. Green enclave is a project of FG Employees Housing Authority and its aimed to provide living for FG employees. Being government project there is a scense of security and no artificial waves of ups and downs. This project was not transferable since its initiation but now housing has opened its transfers. Before transfer the profit demand for 40x80 plot was 14 to 18 lacs and after opening of transfer it jumps to about 40 lacs. Even if the the profit is 40 lacs still you can have the plot of 40x80 in the range if about 70 lacs at the moment. The possession is committed in about 2 years and on ground work is in progress on site. The pace of work is slow as it is government project but even if you get the possession in 3 to 3.5 years still I think it is better and yield good returns. The plot sizes are 25x50 30x60 40x80 and 50x90. 5 marla profit is about 18 lacs and the total cost including profit for 5 marla is 40 lacs approx. I think big sized plot would yield better ROI here.

I think GE is still better than private societies where a small plot cost is about the same price. Also as I mentioned before if the plan is personal living then this project is way better then others. The infrastructure development projects are also a factor to appreciate its value over time.

There are a number of new deals on installments but need to check individually whick block suits best.

Access to Bahria Enclave any day is a trillion times better than BT and DH on RWP side. Weather and Greenery also far superior. Park View is also good but will take a decade or so to have populated or let's say conveniently liveable.

The only downside for Enclave and Park View is that their prices are mainly at stand still. Good actually for those who wanna buy, build, live!

Access from IH..because it is becoming signal free & work is going on.
Access from GT road...one bridge has been expanded & other is in pipeline. Even with one expansion, traffic is much better.
I am living in dha-2 and not a serious issue as " trillion time bad".

For any overseas Pakistani who wants to keep a home in Pakistan for occasional living, a gated and fully maintained society is highly recommended. This takes away your headache in terms of who will look after your property in your absence, and how to protect your electricity & gas meters from disconnecting in case of missed or late payments. Many of my overseas family and friends ended up selling their house, just because they could not take the headache.

So start listing down projects that are: (a) gated communities and (b) offer full maintenance and security against a fee.

But if you plan to permanently re-locate to Pakistan, then its a different story.

It seems you are not tracking BE very well. So let me update you a bit.

Along BE route a vast piece of land was reserved in PMLN times for IT Park of Pakistan Software Export Board (PSEB) and loan negotiation was initiated. It is finally going to become a reality as a $500 million loan that was negotiated with South Korea by Anusha Rehman is finally coming to approval. Donkey Raja would be happy to cut the ribbon as usual.

This will not be just another building like existing IT Parks, but many acres of land reserved for companies to construct their own buildings. Much on the same lines as Dubai Internet City. So you should expect international IT companies setting up their offices in Islamabad.

I invite dears to take off those Khopay (blinders for a Horse in a Cart) to get out of your DHA house, give me a call, choose a time of your preference and I will be more than happy to take you a lift to BE. I once planned to buy in BE in Sector B back in 2016, didn't, I still feel it's a missed opportunity as far as personal living.

If you still Wana feed your lungs those Smoke from GT road trucks and to boost off I live in DHA so folks you shall too so more buying selling and my asset grows and I can take a lucrative exit.

Sorry folks! A toddler can identify when there is a hue and loud cried whenever facts about access or Pindi BTs and DHs are mentioned.

I am not gonna argue, as it's a personal preference but a brotherly advice would be not to get exposed any further on being a living billboard of P8 or those adjacent DHs. No wonder the lot that will even try to sell of Dead Valley so hype created and they can get a less damaged exit!

I, to date, don't own an inch in BE so that speaks volumes of the credabilities of self-proclaimed Gurus with holdings in P8/valley/DHs and can't take a single word against them.

Most Islamabadi kids have not seen Raja Bazar. They think Lal Kurti is 'red shirt'; Tench Bhata is a slang; Topi Rakh is an expression (put the cap on); and Cinepax is in Islamabad.

Try it on few kids and you'll know the extent.
