Property Advice, Phase 8 Or 9/10, DHA Lahore

First of all, I would like to appreciate the administration of website for providing such a beneficial forum for novices like me. Though I never participated in discussion but I regularly read and benefit myself from discussions, thanks again to administration and all the gurus, authorities and experts. Coming to question:

As per my information, files for 5 Marla are also available in DHA Phase 8 Block Z probably. My question is:

Option 1. Which is better investment between two options (DHA Phase 8 File or Phase 9 File).

Option 2. Wapda Town Phase II (Multan). Rates are above 4 lac per Marla. Is there chance of appreciation in short term in this option so that this investment could be used for one year over here and then shifted to DHA Phase 9 (Lahore) files after one year.

Option 3. Or any option (safe like DHA) in the equivalent budget?

DHA Lahore Phase-9 is better than Phase-8 Z block because z block is located at distance from other blocks of phase-8. Pls keep in mind; phase-9 is long term investment. U can get possession after around 7-8 years.

Between Phase 8 z block and Phase 9 it is a difficult choice but I would personally prefer Phase 8 for the reason that Phase 8 will be the best block in all of DHA Lahore in the long term. So it is a better bet.

Wapda Town is the best place in Multan at the moment (not counting Cantt company bagh area). Best location wise and for living and also not bad for investment. Prices are already quite high but they will keep rising inshaAllah. I cannot say anything about the expected rate of increase but it will be good. You can also consider DHA Multan file which is available in the market (from people who got these files in exchange for supplying raw land to DHA). I have a feeling that these files will go very high in 1-2 years max. But Wapda Town in the place if you want to build a house in Multan.

I think you should go for phase 8 files as earlier said by PK1 that phase 8 will be the best phase of dha. Better to invest in DHA than investing in Multan Wapda town. You wont see same increase in Multan as you would see in DHA Lahore

Thanks for the replies. As I have the feeling (made through this forum) that rates of DHA phase 9 files will start increasing after one year or so when balloting will be done so is it viable to invest money for that period (for year or two) in wapda town to get "time value money".

Similarly DHA multan file rates seems to be a bit high currently around 5.2 million (and will get some correction to final rate of around 4.2 million) and most of all it will start rising not before two to three years. So one should move into this area at that time?

@PK1. As per your advice phase 8 sounds quite appealing but I cant get why its file rates are equal to phase 9 files whereas this phase development will be completed first and then DHA will move next phase (where even balloting has not been done yet).

I think 40-45 lacs for 1 kanal DHA Multan file. This is good for people who like to invest in files. Yes they make good money from files, but to be honest personally I like to buy land not paper.
