Profitable 9 Million investment for 1-2 years

Dear members. I am a pakistani from islamabad, residing out of the country, having rs. 9 million to invest in property in islamabad. Please suggest me the best places/societies to get the maximum profit within 1-2 years. One friend of mine suggested me to buy a plot in top city since airport is going to be inaugurated in near future. Jazakkallah and thanks in advance

Top City has done well in last 1-2 years but since the airpot expansion project the NOC(No objection Certificate) has been in question and for that matter Top City prices have gone down more than 20% in last 3-5 months. My suggestion will be Bahria Enclave as its constantly growing and seeing an upward trend for quite some time now but still has alot of room for improvement as it still cheap considering Bahria brand and standard and Islamabad locality. It also has beautiful location in the foothills of Margala Hills.

Zone-II looks better option for short term...

Buy one 30x60 plot in Mumtaz City around 46 to 48 lacs..

And buy one 5 marla plot in Sector N of Bahria Enclave for around 35 to 39 lacs.

Buy one file of dha multan and one plot in bahria enclave in developing area.both of these are best investments right now.

I would recommend you to

  1. Invest in small size plots i.e five marla.

  2. Select housing society which is secure, credible and deliverable.

My recommended societies are Bahria phase-8, bahria enclave, I-16 & I-14 and DHA-2 & DHA 4.

I am agree with Kazim sab.Good options Bahria overseas sector 4 and 6 or E,F1 blocks.

Just thinking, no offense.

By the way, DHA Phase-2 is not suitable for 1 year investment period… The transfer fees and taxes involved will make the profit ZERO if any.

Certainly, the expansion of expressway will boost DHA-2 as it will provide ease of access to main Islamabad. With the announcement of DHA to construct its flyover by its own, draws attention that the developer is considering this opportunity seriously. The rapid on going development of sector P where 05 marla, 08 marla, 10 marla and kanal plots are available, I think of SECTOR P as a good INVESTMENT opportunity for coming year.

Kazim sb, construction of interchange is a different thing, while expansion of expressway is a different thing... Expressway expansion is not expected in coming 1 year or so.

After your valuable comments, i am thinking to buy a plot of 5marla in bahria enclave N sector which will cost around 4 million and For the 2nd plot, I am considering the remaining budget of 4-5 Million either to invest in mumtaz city or DHA Multan. Please advise which option will be better for the 2nd plot and what is the purchasing procedure? Jazakallah

Multan is good if you can keep for 3 to 5 years minimum… But keep in mind, you will be required to pay the development charges in installments, once started by DHA…

MC is good for short term investment options… You can cash the MC around end of this year or may be earlier and than shift to Multan… Prices in Multan are not expected to rise significantly in the short period.

My personal view, I could be wrong… Plz do your detailed homework before making any financial transactions…

Not sue about Multan but i agree about Bahria Enclave. For 4million you can buy a category plot in Sector N and by the end of this year it will be worth more than 5million. One advice though do not buy plot in street 19-A, 19-B, 19-C as this area is not procured by Bahria yet. Also look for solid land plots as some of the plots in Sector N have filling upto 20feet.
