What should be the correct value for a 1033.33 sq. yd. Margalla facing property in street 56, F-6/4 Islamabad. The house may be considered as a plot as it is very old and demolishable. Dimensions of the house are 60*155 (60 feet front and 155 feet depth). People expert in F-6, F-7 real estate are requested to help. Is it a good location to build a new house for rent/sale? What should be the rent for a 7-8 bed brand new house in this location and selling price? Thank you.

Advantage Good location and posh sector. Disadvantage Less front. Purchaser prefer 1000 yards plots size having front 75 or 80.

More front is helpful if u subdivide plot and construct 2 separate houses having 3 sets each.

@mian muhammad nadeem…thank you my friend. But the owner is asking 10.5 (non-negotiable/final) and says he already has an offer 0f 10.35 and is the front small if one plans to build a single unit house. I think front will be good for one single unit big house??

Price he is asking is fair, but you should try to negotiate, picking it up in 9 will be a very reasonable deal, plus, you can build a single house, front is not very small, i think it's a very good size, if you try to meet some good architect, you can come up with a very nice map where you can utilize all the available space. Cost of construction for an excellent construction is around 2000-2500 per sq yards. If you want to use imported toilet accessories, wooden floors, italian kitchens you should keep to be on safe side 2500 rs in mind. The covered area for 8-9 beds may be around 8000 sq yards so roughly 2 crore in my opinion. The covered area for one kanal with 6 beds normally is 6000 sq yards. You can make a rough estimate using these metrics.
