Price Boom In Bahria Enclave, Islamabad

Dear expert’s, I want to know why prices are booming once again in Bahria Enclave especially for 5 and 8 Marla. Is there any milestone achieved or it is just a artificial price hike?

Bahria Enclave is just coming off from a crazy price hike barely a month ago, I would be a little cautious right now.

Well prices are increasing for 5 and 8 marla plots because Bahria is going to launch new plots in Enclave, where 5 marla plot price will be 30 lacs on installments, initially it was booked on 1580. Therefore, the investors/people, who know this are purchasing from market as prices will increase, which is showing a boom. Plus yes, Apple, valley is the next big thing, prices are increasing on daily basis.

Nasir thanks for info u always have first hand info, where can we get info about new schemes? wana buy before everything is taken :P. Have they acquired land at DHA Valley? What i had seen was on video (apna apna gareban-dha valley) that entire villages were still at their place but fiels were sold out :)

Nasir, what do you think about purchasing 1 kanal plot there. Should it be now or later?/few months?

i have few questions:-

1)BE is launching new plots for 5 marla only? What about 8 marla? what would be the initial price of 8 marla, if they are going to launch it?

2) What do you think, Is it safe to buy now or sell now ?

3) I have been hearing that BE has got the NOC but not publishing it because of some political reason? If this is true, then how can BE stop CDA to publish it ?

Nasir sb you are right and that is why I advised caution, as I think market might be getting manipulated by some elements. Normally, plots on full payment are slightly lower in price as compared to installment plots, whereas in the market all dues clear plots are being sold for more than the upcoming installment plots, and the prices are slowly rising even further. Price of a 5 marla plot is already around 32 lacs right now. I am not sure whats going on but it doesnt make sense to me.

Well from below search, it seems 5 marla is on sale around 35 lac and 8 marla is around 45 to 50 lac. I had a contact with agent where he mentioned that he sold out 2 plots of 8 marla today worth 45 lac. Totally confused, what going on?

Dear Nasir Sb thanks for the info but let me correct you:

5 marla new booking is on 45 lacs on installments

8 marla new booking is on 65 lacs on installments

New plots will be sold within hours and people are waiting for it since long.

Existing rates for 5 marla is around 32 and 44 lacs for 5 marla and 8 marla respectively on full payment. Prices of old plots will increase due to new launching, although sale purchase will be fast for installments plots.

Is there any price appreciation for 10 marla C-Sector plots. And what are the prospects of C-Sector. Currently, this forum is flooded with B-17 threads. How would you compare B-17 and B.E both in terms of LIVING and INVESTMENT.

Mr Khan, WHat do you say about kanal plot? Price? future prospects and availability in new vs old booking?

10 marla Sector C is constant, no increase in prices due to no start of development. For living BE will be far better then B-17 due to development standard and quality of life there for obvious reason. Investment wise both are comparable although new launching of bahria enclave will be good investment options for short term.

Dear Sinful: Kanal developed plots with possession were around 1.4 to 1.6 crore. New booking on installments are also around 1.6 to 1.8 crore.
