What is the current rate of 10 Marla plot in Bahria Enclave?
I think its depreciating day by day. I see a lot of offers on discounted prices and none of them has paid more than 2 installments.
Am just curious, what would be the future of it? Good, Bad or Just another society?
I think that Bahria should finish off its existing projects for which people have been waiting for a long time rather than launching new ones. Instead of finishing existing projects Bahria has been delaying them and using the money elsewhere, furthermore after the delay Bahria then demands extra development charges citing extra costs and inflation. So not only the plot owners don’t get a plot on time, they also have to pay extra charges instead of receiving compensation for the delay.
Yeah and i think now they are planning for some Golf city on murree road. And posession of this bahria enclave doesnt seem much realistic, considering non-issuance of NOC and not mentioning any specific timeline of completion
Dear All Bahria enclave extension plots are in loss people are still selling on huge discount. However old map plots are selling on profit. it will take few months then hopefully extension will also give some profit. There are many reasons of loss in bahria enclave specially in extension. after every 2 months its very tough to pay 288000 installment this is also a big reason. Then bookings were more than plots this is also a reason. Some Hypes created by investors is also a big reason.
Why have they launched an extension? Is that not a case of using peoples money and then giving possession to only a few in time saying to the rest you have to wait a lot longer because yours is in our “extension”. Did BT charge less money in “extension”?
Infect those plots which were not in old map are called extension plots. Nopes Bahria charge same for both there are many games inside bahria in market people are selling plots on loss and Bahria increased there rate 3 lac per plot for booking.
So do you think one should consider buying a plot in Bahria Enclave? What is its future like? The prices were set very high from the beginning, is there any potential for increase?
And can you expect living in BE in next 3 years?
Dear MBS If you are talking about 3 years i think so it will be liveable but this is my personal opinion and also it will increase prices as well as we know style of BAHRIA and location is much better then BAHRIA phase 1 to 8 so if a person can bear the installments and wait for 2 years it will give him a good return but i will again say this is my personal analysis.
bahria evclave liveble in 3 years?? how come ? is Bahria town claming this ? can they give possion in 3 years? Bahria pashe 1-4 took like 7-8 years to become livable … so how can BE be livebale in 3 years?
@Okhalid yeah that’s what am concerned of. I was wondering to consider it as an option for self living and buy a plot in coming months. But the market outlook and feedback doesn’t look very promising.
I have visited few times that place development pace is very high and they are clamming that they will hand over possessions as early as possible.
I m looking for a 5/10 Marla plot in bahria enclave on discounted rate.
