Plot in DHAI 2 sector A-J

Is it a good option to invest 6-7 million in 10 marla plot in dhai 2 sector a-j. If yes in which blocks and at what rate?

Saadi brother heard market is too slow now in DHA 2 all over. Shortage of buyers at the moment and prices have fallen a bit like a kanal plot worth 145 lacs is available at 125-130 lacs and so on. Round about plots are cheaper by 10-15 lacs margin at the moment.

Kindly update if you have any information on this.

Arshad sir…Who ever has presented thid analysis to you,just give him my number and i want to do buying at depreciated rates.Sir market was never that fast at dha…Only genuine buyers wete there anf they are still there.Just visit that place once and pace of construction will tell you whole story.Inshort rates are not even depreciated by a single rupee.Yes they are not appreciating aswell.

No no Saadi brother i did not mean depreciated rates. The rates or worth is still intact but due to non-availability of buyers, those in need of money are selling at a loss of around 10-15 lacs. Even if this is true it maybe temporary but yet wanted to confirm this as i do not see this sort of slowness elsewhere where construction activity is at pace and for how long this slowness will prevail, if there is any?

Plus kindly update the current rates of good location level kanal plots in A-H and K-N blocks, i mean what price good location plots are starting from

No doubt market is slow everywhere but Dha2 is stable because of genuine buyers.

Arshad sir no one is even selling a lot for even 3 to 4 lacs less..Holders of dha plots usually have good holding capacity as compared to the holders of bahria plot..Even if a plot seems one to two lacs less than market to any buyer or dealer,it is usually sold within hours..Yes u can say that only people with handsome budget now come to dha as it has appreciated very much and small investors are now out of the game.

@masood sb it is a good investment but commercials at a-j side are much better for investment.

At the moment only Dha phase2 is stable otherwise Bahria,Valley,Multi,Gulberg all are slow.

Bahria phase8 2013 F1 10 Marla 5 to 6.5 and now 4.5 to 5.2,SV Abo Bakar block 7 Marla was 4.2 to 5 Million and 3.8 to 4.4 Million.

Dha valley is also same slow.

Multi is front of you E block 30x60 2.8 to 3.5 and now 1.9 to 2.7 Million.

CDA sectors some are stable and some are very slow.

Dha phase2 N and P 10Marla was 2.7 to 3Million and now 3.4 to 4Million so only and only Dha phase2 is stable because of genuine buyers and not much dealers game.

I don't know where is investors but i think they Preparing for zone2 because of new Airport and many projects are going on over there.Allah know best.

1-A to H blocks 1 kanal=85 to 200 lacs.

2-A to H blocks 10 marla=70 to 100 lacs.

3-J block 1 kanal=85 to 115 lacs.

4-J block 10 marla=65 to 80 lacs.

5-J block 5 marla=40 to 50 lacs.

6-K,L block 1 kanal=75 to 110 lacs.

7-L block 10 marla=60 to 75 lacs.

8-M block 1 kanal=65 to 95 lacs

9-N block 1 kanal=55 to 80 lacs.

10-N block 10 marla=34 to 40 lacs.

11-N block 5 marla=21 to 24 lacs.

12-P block 1 kanal=50 to 60 lacs.

13-P block 10 marla=40 lacs+-..

These are some approximate figures.

For living DHA 2 a-j may be a good place however for investment I don’t think it is such a good idea as the return would be minimal since it is a fully developed phase which is significantly populated.

Arshad sb phase 2 has the capacity to touch even 20 million plus for a kanal and hardly 50% plots are constructed till now..It still has a large amount of juice left in it.Even phase 1 which is almost complete is also gaining..

What will be stagnation point or maturity point rates in dha 2 in coming few(2-5) years , as projectile will be unsustainable at such heights in future(2-5) years)in my opinion.

Saadi brother there was a time when DHA 2 rates were dependent upon the gains in DHA 1. Now is a different story and DHA 2 has set a standard of its own but likewise K-P blocks i think are still dependent upon the gains seen in A-J blocks. When will the time come for K-P when it will no longer be dependent for capital gains across the expressway.

I thought DHA 2 A-J has been 80% constructed just by looking at it. Are you sure 50% still left as that is too less, it would mean A-J would easily have another 5+ years for gains and gains!!

Nadeem bhai if investors prefer to move to zone 2 in near future won’t it be a bit bad news for K-P blocks slowing it further down or halting any future gains in worse case as construction not going on that side so i assume majorly investors are in for now.

Arshad sir..A-J have 10800 plots in total out of which nearly 4800 are constructed only..Now trend for construction is increasing day by day and builders have also jumped in..So you can well assume the gains in these plots..

Btw i tend to disagree with nadeem sb on this..Zone 2 has its own investors where as zone 5 and especially dha and bahria has its own customer and investors who even dont think of investing in sectors like g-13,d-12 etc so airport opening will hardly make any difference at all in my opinion.Also not so credible names are present in zone 2 whose development standards can compete with standards of dha or bahria.Plus airport will not be operational soon.
