Aoa members. I’m planning to buy a 25x40 plot in G-13/1 for investment purpose. Please tell me is it the right decision at right time? I mean did I miss the train yet or there would be more price appreciation in coming days. Thanks. I’m getting a plot in 63 lac.

Being a consultant I personally believe that you should go for D-18(ARMY WELFARE TRUST HOUSING SCHEME ISLAMABAD). At the moment in G13/14 or anywhere in Cda sector you will not get a good outcome of your investment. D-18 is a CDA sector with 100% possession given to plots.

electricity
water overhead tanks
Best feature of D-18
Motorways interchange is around 80% completed and its already announced to be opened in July 2014.

Do visit D-18 and then decide on your own.

@ awais ,janab why not go for G13 and make some 8 to 10 lacs in a month or so and then get rid of that plot.easy as that .the price appreciation G13 is getting now a days is trumendous and thats not artificial hike .this appreciation was expected due to location and KH inaugration.

I would not recommend going for AWT...
The interchange is 80% completed since months and I personally don't see it getting 100% completed any time soon due a lot of conflicts and objections.
This is my personal observation, I might be wrong.

Agreed with Mr Khan D 18 is far away and only advantage was interchange which is incomplete and work has been stopped due to certain reasons and does not seem starting in near future.
G13 is getting tremendous response from the buyers since inauguration of the KH is just round the corner which will further boost the already increased prices.
Be wise and careful about fresh consultancy services.
G-13 the best option available now.
Are you getting a plot in G-13/1, the rates have increased a lot and they will increase more.

I think its too late to enter G-13 market. The prices has unrealistically gone too high and might not sustain on current level. Buying a 25X40 plot on above 60 lacs makes no sense to me.
NEVERTHELESS, what is experts advise about buying a shop in G-13 commercial areas. Any idea about its size, price and rental value.

I agree with I4ni, prices have increased a lot in the recent past in G-13... However the factor of KH inauguration could result in more increase...
However in any case for medium to longterm G-13 is the best option... Its being populated at very good pace.
No idea about commercial rates/ returns... However, commercial plazas are also growing day by day in the area...

I would suggest you go for a 30x60 plot in G-14/2. It is low priced but has lot of potential to go up within 1-2 years when development is done there. Development work was started a year ago but stopped due to various reasons but within a year or two this sector will give huge returns. G-13 is already very costly so has little room to rise in short term.
