Does any respected member have any advice on whether to invest in pha apartments i-12. I do not have investment experience and would like to invest in a project that is safe, and likely get completed in a few years.
It’s good for short term and long term investment. I-12 enjoys a good location and CDA is actively taking up the development activities to start in stalled sectors like I-12, 15 and E-12. In short term, if you get yourself through in the balloting, you can earn handy profit on the balloted apartment and in long term it will be good for rental purpose.
Depends on your investment and holding period. How much money do you need to invest there and and what is time line.
-- Location can be awesome!
-- Rental Value good!
-- Offred to Grade 1 to 22 so quality will be better
-- For federal employees @ approx 4000/sq.ft. Gen. Public at 4400+/sq.ft. (among most cheapest available in RWP/ISB)
-- Seems good enough on paper!
I-16/3 PHA Apartments were also near completion, I have seen some videos of developing apartments which seem having good quality.
Thank you all for your informative responses.
I can invest up 3 million on installments. And looking for a secure investment which can also be used for self living if a need arises.
@Imtiaz sahib what is the process for general public to invest in these apartments? I was under the impression that its only for federal governemt employees.
Bilal sb they are for both: Fed Employees as well as General Public. Fed Employees get them at some discounted rates.
PHA link is temporarily down. Will try to share the exact page of I-12, once its back. Normally they have booking form to fill and deposit with down payment in PHA office to select from available and get the unit booked.

Alternatively via Zameen or visiting some real estate agent dealing in I-12 give you some options from those who booked earlier and now reselling!
Will not recommend those flats at all, first visit I-11 and G-11 PHA flats and talk with the people living there. Those were launched around two decades ago, but still basic infrastructure like roads and water etc is not provided. You can buy a flat in I-11 in 35 Lac. Built quality was very very low, I saw a flat in I-11 in which electric button boards were installed on walls but inside there was no wiring at all. In I-11 some flats are still waiting for gas connections.
