Dear and respected seniors, Saadi sb, Nasir sb, Mr. Khan sb, Mr. Sheikh sb, IS-base, Pk1 sb and respected members of this forum, I would like to have a bit of your kind assessment on the investment/living evaluation of D-17 Paradise Villa apartments. Is that area good for living, is it advisable to invest in D-17, as my initial thought is for living but will also consider it for investment, my investment period is of 3 to 4 years of time. Please do comment guys, as I'm an overseas and can't look far then you peoples. Also D-17 bonding with Margalla Avenue completion in terms of access and exploring the inside of Islamabad.

D-17 is good place for investment as it is already developed and populated.
I am not exactly aware of the apartments you are mentioning, so, can't comment on that.
But investment in plots is safe and secure for 3 to 4 years time frame.

D-17 is very good place to live or investment but B-17 is much better option.
Dear Ali, MA will definitely give benefit to D-17. No time frame for completion of MA, it could be this year or 2020 as an when decided by CDA…
@ Ali sir i do not have much info about d-17 but one incident i want to quote that one of my dad’s friend bought a house of 30x70 in this scheme from some construction company but that investment was not proved to be fruitful…
Brother u can look for an apartment in e-11, g-15 if u want something in zone-1 or 2 otherwise apartments are also available in dha islamabad zone-5, e-11 is a good place for living.
In my idea
1:B-17 is the very best and safe investment
2:Dha phase2 new blocks also very safe and bright future

Ur first go shud be to identify some initial questions
How much capital u have.?
Wanna go for installments or can pay lump sum ?
If not coming back to ISB in 3-4 years then plot wud be a good choice as apartment needs maintenance time to time
But the plus for apartment is u Can also rent it out but the rental return in D-17 will not satisfy u in terms of or invested amount.
MA will definitely give a booster to whole zone -2 .
So if u can afford apartment in E-11 it wud b much better in terms of rental return and the privilege of zone-1

development standards of D 17 is better then many other societies of zone 2, even visited it today, on installments its a good choice , a bit away from main islamabad but after margalla avenue completion it will get more benefit then any other society in zone 2.
Multi k sath hath mila lo bhai as their dealors following is very good.

My move were bonded with d-17 due to a few reasons, for instance, on installment, CDA sector, developed society, already popluated, commercial facilities availabilities
, Margallah Avenue completion, as i can hold my investment even for 3 to 4 years.
So brothers kindly advise me, if all the above are really positive or am i Mesmerizing only. What's the distance of D-17 from F-10 ? And if there is any other negativity, kindly do comment.

I leave the investment assessment to other colleagues, but for living, I personally didn't like D-17. Nothing in particular, but it is just regular development, nothing very exciting.
I am not sure about the quality of maintenance and facility management after completion.
For an expatriate Pakistani, who wants to own an apartment for occasional living, I would suggest Bahria Enclave, E-11 or Alghurair Giga residency (DHA-2)
