Overseas pakistani after tax reforms

Im an overseas pakistani. I have a budget of around 10 to 12 million. I will only invest in dha islamabad. Now i need expert opinion which place i should invest within dhai.

Should i invest in kanal plot or smaller 10 marlas plot ? My purpose to buy is only investment for longer time. Safe option is my priority. Im afraid to buy in dha valley honestly as it has land issues. I feel dha with already allotted land is a safer option.

So firstly suggest which phase i go for ?

Dha phase 2 ? Sec klm or sec a to h is a better buy for 10 years investment?

Or dha phase 3 ?

Or dha extension?

Also residential i should go for or commercial. Also if some one has good deal (direct owner) then please let me know as i will be coming in few months.

Also keeping in mind the tax issue solved i need to invest at this time. I feel il better opt only phases which have been granted allotment and possesion

Haha well said.. From Amsterdam to Islamabad.. The budget also is very important. I feel even if one has a good budget of 10 to 15 million, even then for log term investment it is advised to buy 2 or 3 undeveloped plots rather than 1 single developed plot which has possession in hand..

However advocates of vice versa believe a single plot with possession is better than 2 without possession be it DHAI even.. Because files business is not easy to understand as they are not tranfered on buyers name and has glitches of allocation/affidavit files etc.. But for non filers like me i guess thats a good option as no tax on files.. I wonder if these files will have development charges or taxes later on or not..

I would suggest to buy one 8 marla commercial plot in DHA Valley (Lilly and Oleander Blocks)... It is one of the best investment for longer period as you said 10 years.... Leave alone, all the land issues... You will get huge return.
