Seems it is now on the rise. Reasonable Kanal plots all in 40s range. Somewhat better kanal plots are for Rs 45 laks plus.
Where are they currently sourcing gas supply for society? Someone said it is being supplied on commercial rates. Is that still the case?
I have experience of this society brothers, let me share my true and honest experience with you all, Brothers I had a kanal plot at E-17/3 and i did 3 bores for water, But I did not found water underground. Pl be away from there. This society is a blackhole.There is no underground water. Some houses have a bit of water in thier bores, but elec pump stop working to suck water after 30min, because very limited amount of underground water(actually this limited amount of water is rainy water).
There are some paid yankees here with multiple IDs, and they promoting this black hole. I have sold that plot on loss and came out from CDECHS.
@KhanG there is a big river which flow through this society which play havoc with roads and other infrastructure during rainy days and a big nearby dam…kindly mention in which street you were building house and could not find water???
This is Potohar region. Underground water is erratic sir. Same situation all over Islamabad and Pindi. Some plots have it others don’t. If you go to end of E-17/3 on opposite side is water on commercial belt still there for several years. This means underground water table is healthy. My cousin has plot not yet fully constructed. His water situation is going without problems and water quality is also no need for filter or boiling even.

Overview
The officials of the Cabinet Division, Government of Pakistan, got together some years ago and founded their own organization in order to provide decent and affordable housing to its members, and registered it with the government as the Cabinet Division Employees Cooperative Housing Society Regd. (CDECHS).
Initially the CDECHS was meant for making plots available only to employees of the Cabinet Division but later on persistent public pressure, the Society opened for its membership to employees of all ministries/divisions in Islamabad. Recently it has reserved 20 percent of the available plots for private citizens too. Presently it is one of the prime housing societies in Islamabad.
Town Planning:
In view of the privileged location of the CDECHS in the main housing sectors of Islamabad, the Society is bound to follow the rules and regulations prescribed for purpose of town planning by the Capital Development Authority (CDA). The CDA has already granted the Society permission for scheme development vide its No. CDA/PLW-UP (90) Cab. Div. /ECHS/93/3773 dated 23 December 1993.
Broadly speaking, the Society will arrange all basic facilities, such as primary and secondary school/parks, healthy centres, a community centre, mosque, commercial areas, playgrounds, a sports club and a graveyard. The development of the housing scheme will cover provision of utilities like electricity, gas, independence water supply and a proper drainage and sewerage system. Connection points to all of the utilities will be provided at each door step of the developed plot.

1.0 ROAD WORKS
1.1 Earth Work In Cutting/FillingThe work is done during this month on street #26A, 29A in sector . E-17. The measured progress of this month is 0.08%.The total up to date progress is 75.83%.
1.2 Sub-grade Preparation
The work is done during this month on street #26A, 29A and in sector E-17.The total up to date progress is 75.81%.
1.3 Sub-Base Course
65.93% of the total work has been completed. The work done during the month on street#20, 4, 6A, 26A in sector E-16/3 and E-17.The progress measured during the month is 0.65%.
1.4 Aggregate Base Course
0.54% work is done during this month on street #20 in sector E-16/3 and st#4, 6A in sector E-17. The up to date progress is measured 65.37% of the total work.
1.5 Prime Coat
The prime coat spray is carried out on M-2 and major road in sector E-16/3 . The progress measured during the month is 0.74% and up to date progress is 63.93%.
1.6 TST
No further activity has been carried out under the TST head. The previous up to date progress is 54.57%.
1.7 Wearing Course
The asphalt wearing course work is carried out on M-2 and major road. The progress achieved during the month is 1.47% and the total upto date progress is 62.89%.
1.8 Curb Stone Fixing
No work during the month has been noticed. Up to date progress is retained 68.53. %
1.9 Drainage Work
The drainage work has been completed during this month along the
Street#12 up 250 ft in length and M-3 up to 200 ft in length, in sector E-17 and E-16/3 respectively.
2.0 SEWERAGE SYSTEM
2.1 Excavation
73.23% of the total work has been completed. Excavation was made for Sewerage work along Street No. 21, 28 and 30 in sector E -16/3. The progress was measured for the month is 0.69%.
2.2 Backfilling
72.38% of the total work is completed. The progress gain for this month is 1.16%.
2.3 Manhole Construction
Manholes are constructed during the month along the street no. 30, 28 and 21 in sector E-16/3. It has been completed up to 71.09% and progress for the month achieved is 1.02%.
2.4 Sewerage Network
72.41% of the total work has been completed. During the month progress was measured 0.74%. Work has been carried out along the Street No.30, 28 and 21 in sector E-16/3.
2.5 Structural Works (Box Culvert)
Out of 15 Nos. Proposed Box culverts 9 Nos. Have so far been completed in the land already in possession. The remaining 6 Nos. Are proposed in the extended, the possession yet to be taken over. No work during the month.
3.0 WATER SUPPLY NETWORK
3.1 Excavation / Backfilling
74.75% of the total work has been completed. Excavation was made for Water supply work along Street No. 28, 21,36 and 35 in sectors E -16/3.The progress was measured for this month is 0.74%.
3.2 Water Supply Network
74.21% of the total work has been completed during the month and progress for the month was measured 0.68%. Work has been carried out along the Street No. 28, 21,36 and 35 in sectors E -16/3 .
4.0 O/H & U/G WATER TANKS
4.1 Construction of U/G Water Tank
The 03 Nos. Underground water tanks each of 100,000 gallon capacity have been completed 100% only accessories are remaining. Providing and laying of terrazzo lining in the underground water tank is completed.
4.2 Construction Of O/H Water Tank
Structural work for the total 03 Nos. Of OHWT has been 100% completed. Terrazzo lining inside of the tank bowl at tank no. 2 and 3 in sector E-16/2 and E-16/3 respectively has been completed and further terrazzo lining work is in progress at tank No. 01 in sector E-17/3 and approximately 100% lining work of tank#01 is completed.
5.0 ELECTRICAL WORKS
Tender for pre-qualification of contractors for under-ground laying of electricity cables is under process.
6.0 SUI GAS WROKS
The laying of Sui gas pipe lines dia 4” length 2KM was continued during the month at different roads in sectors E-16/3 & E-17. Mostly work was continued at main approach road to lay the main line of dia 6”. The interconnection of the lines and testing will be done after the completion of the pipe lay.

As I said before, this is Potohar region. Underground water is erratic everywhere. Same situation all over Islamabad and Pindi. But in Cabinet, there is dam nearby and underground water table is very healthy. Residents of Cabinet say they have plenty of water. I checked myself no water problems.

Khan g you are right..Situation is not that bad in over all isb when compared to cdechs. Some paid touts are definitely misguiding people with multiple ids.
As a matter of fact, there is more underground water in CDECHS as compared to many other parts of Pindi Islamabad. It is not a perfect situation, but comparatively better if you look at full area of twin cities. Instead of issuing fatwas, better to check with existing residents of CDECHS. I have done that and no one told me he is unable to pull water.

Saadi bhai, when vested interests are at stake, no one can convenience them through logical reasoning and practical experiences. You know better than me.
People stay aware and do proper homework before investing your hard earned money in any scheme.

Honestly speaking. I visited a few weeks back to the society. A gentleman was standing outside of his under construction house. We stopped there and asked him question few question including availability of water. He told us that he bored for water but not getting much water to full fill his requirements. On other way he cited another nearby house and told but that house owner is getting good quality and quantity of water from his bored. So water is there but you also need luck and its anywhere in this region.
As a matter of fact, there is more underground water in CDECHS as compared to many other parts of Pindi Islamabad. It is not a perfect situation, but comparatively better if you look at full area of twin cities. Instead of issuing fatwas, better to check with existing residents of CDECHS. I have done that and no one told me he is unable to pull water.
What’s the status of other development work like electrification and roads repair, street lighting etc…it’s better for people to focus on these pending issues and suggest ways and means to wakeup the management.
What’s the status of Maryam Arcade and Other commercial projects of this society.
The status of these things is in slow progress. Every time I visit, I see some new improvements. But unfortunately not on a fast pace. But that is why prices are so reasonable for fully developed plots in CDA sector.
Things are moving forward but slowly. New street lights have been installed but not yet in all streets. Electricity underground installation is not yet complete. However slow progress makes this a good investment as prices are still affordable for possession plots in a good location CDA sector developed on CDA specs.
What are the current rates of level kanal plot in E-17/3. Kindly also mention price of level main boulevard kanal plot in E17/3.
