There days the asking price for level one kanal plots is 4 million but you can strike a deal lower than that. These are non special plots. For corner and boulevard asking is quite a bit higher.
DO you mean the rates of kanal plots increasing thesedays or stagnant?
No appreciable increas. In this society price moves up very slowly but price increase has traction so it does not slip back down. After 2-3 years or so there are some small jumps as well. For big rise, whole of Zone 2 has to increase by the perfect storm to be created by intermingling of Airport opening and restart of work on Margalla Avenue inshaAllah.

However, we have to keep in mind that CDECHS is one of the newest societies in Zone 2 to be developed. So it will take a bit of time to get all facilities and be populated. But construction activities are increasing even at this point in time.

Ali I don’t think commercial plots are in the market. But you need to check with dealers who are advertising for cabinet plots.

Hussain sb - NOC for Roshan Pakistan is cancelled but it is seeing some sale and purchase recently. I know a couple of guys who bought plots there to build houses as it is very cheap. May be a good idea to check with CDA office or anyone else on how safe it is
Ahmed, it is not a good idea to buy in Roshan even for house building. In any case to build a house a person spends a good amount of money around 1 crore potentially. Then don’t save a few lakhs on plot and get a doubtful location without NOC. Better to spend a little more and buy in 100% clear product, NOC issued, proper CDA recognized, excellent design: i.e. Cabinet.

It seems there is slight increase in prices in cabinet in the last one month or so.may be this rise remains intact till Ramazan whereby prices reverse/push back a bit; this usually happens in Cabinet in a year.
Shiraz sb it is a supply and demand game - CDECHS is not huge and if more houses are constructed, prices are likely to go up. I am not on the ground so have not seen how is the pace of housing.
The access has improved in 2015 with Tarnol Expansion and with new airport getting operation next year - or the year after that - all of Zone 2 will see much more interest and investment.
Hi, i own a plot in e 17 50x90. I purchased 1 year back for home construction… But speed of development work is too slow… Still no sign of boundary wall or street lights in e 17. How good is f 17 t and t new developing portion compared to cabinet… For living purpose. Any other alternate in comparable price range. I have to commute daily to and from islamabad…
Umair it is difficult to find something closer to Islamabad (even 8 marla in size) for the price of Cabinet one kanal ready-to-construct plot.
I think the best option for you is to mobilize residents and plot holders to visit the Society office every week to push them to be more active with development, electrification, water and gas supply. You can do that using this group:
As I have always said, the fundamentals in Cabinet are great. Both E-16 and E-17 are designed in proper traditional Islamabad Zone 1 square shape; straight lines, CDA standard roads, boulevards and street widths, extensive areas reserved for parks and commercials. Great access directly on GT Road, very close to Zone 1, Motorway, Airport and Pindi.
What is the total amount( including types & date of applicability) of taxes one has to pay on purchase of one kanal plot in Cabinet.Respected forum members are requested to throw light on this issue as well.
