OLC- A (Bahria Orchard Lahore)

Salaam all,

My aunt wants to sell 8 Marla plot in OLC-A. All installments are paid. Development charges are due. What is the market price currently to sell?

It depends on the location and is it on ground plot or not where the development has been done???

The development work is on and possession is expected in 1 years time if we take into account the latest development charges by the society expiring in February 2015. Whats ur take brother. Shall she hold on to the plot or sell it now?

Location is the key.... It is a park facung, corner or main boulevard plot and not near the boundry than it will be a nice option to hold it. The prices are not increasing there as they were before and the only time they will increase is at the possession.

Also people have to pay the development charges 250000rs for 5 marla and 300000rs for 8 marla in instalments for normal lco blocks. I am not sure how kuch the development charges are for the olc A and B blocks because they were on different payment plan.

Now if your aunty wants to hold it she has to pay the development charges and wait for about 2 years to get the macimun out of it.

It all depends what her plans are?

I think, its price is 40 to 50 lacks.

Waqas bro - r u sure that 8 marla is fetching such price. I have heard lower price for it.

No way 8 marla in low cost are 40 to 50 lac....

The prices of 10 marla Bahria orchard phase 1 are from 35 to 45lac so how can low cost 8 marla be 40 to 50 lacs.

OLC A price for 8 Marla Plot is 17Lac.

@pms It depends on the location of the plot. The plots on main boulevard, corner, park facing have extra value to it. Whereas the plots near the boundries and cemetry/graveyards are lower in price.

Also no dis-respect the 17 lacs rate mentioned by estate agent is on the lower side and everyone can understand that the rate offered by the agents is normally less than the actual rate, so that they can make the profit.

Dear all - many thanks for the information - development charges are to be paid by February 2015 and I see development work going on at good pace along with the 100 foot road from gate no 2 going towards bahria town. If it is true, do you advice holding on till next year to get maximum benefit. What will be the expected price once possession is achieved?
