Need flat in gulshan , karachi (preferrably near bait ul mukarram)

I need flat as titled and i would prefer to have following features:
- 3 beds
- proper parking
- adequate utility facilities (electricity, water, gas etc).
- project should be relatively small (~ 100 flats)
- good cleanliness conditions

My range is 45 lac. Looking at zameen.Com i think i can get one. But definitely ground reality is only known after practically visiting agents. I can't buy it before apri 2015.

Appreciate if any experienced person guide me if i can get my requirements for my range of 45 lac.
