I am working in k.S.A and need guidance and estimate for construction of my 35 x 70 feet size house.
This is a corner plot in umar block, bahria town lahore.
The map has been approved by bahria administration. The house map is attached along with this e-mail for reference.
The estimate needed in four shapes.
1- only labor charges complete house including every thing ( all the needed martial will be provided by owner).
2- complete house including every thing ( all the needed martial will be used by the the contractor).
3- construction upto gray-structure. ( all the needed martial will be used by the the contractor).
4- construction upto gray-structure. ( all the needed martial will be provided by owner).

Labour charges upto grey structure without plaster is about 6.5 lacs to 7 lacs approx, for a ten Marla house, providing u r giving full time to ur project, and u know the market trends.
Grey structure's cost is about 1200 /sq ft approx with material.
Mr. Shahid, they best way to answer your query is by giving you a little introduction of the company to consider working with and what it is capable of doing.
Cheap rates can attract but the work quality is much more important.

Dear Shahid Sb One thing I suggest you (after my own house structure construction) that you must give contract without material,
I give the structure labour (Tysi, Karandi) at Rs.95/- per sq.ft plus Rs.30/- pr ft for Bunyad (Base). Also the the wall outside the covered area not included in 95 rate
for 30x60 double story (covered area 30x54 = 1620 * 2 = 3240 * 95 = 307,800) total labour for gray structure Rs 473,000/- including mumty, two concreet tanks one under ground (12105) one on top floor (10810), main gate, all walls out side covered area, including 4 attached baths, 1 bath in mumty, 1 bath under stair on ground.
And material used for solid structure with full beams is 22 Lacs including electric work, plumbing & sewerage work.
Now for finishing I am planing from April 2015.

Is this 95/- sq ft includes Shetring cost and steel fixing cost too.
How u made ur foundation, means raft beneath the foundation or just bricks work.
How u calculate total covered area , only roof length x width or each and every wall below the lenter.

In Jinnah Garden Islamabad, it includes Shetring cost not steel fixing cost sorry I paid Rs.11500/- for Steel fixer extra (included in 473,000) but it no metters

6 inch concrete in base, 2 round of 19 inch, 3 round of 13 inch then 3 round of 9 inch in the base.
covered area is for roof length x width (include all walls under this area)
Structure includes 17 concrete columns and one round of beam at the end of base other at 10 feet from base and last at 10 feet from roof of first floor
Actually he is talking about constructing house in Bahria town. Construction Cost of house in Bahria is a different from other areas. Which yields to increase in total cost. For example quantity of steel used in one kanal house in other areas will be equal for a 10 Marla house in Bahria. (Provided that steel is used as per drawings provided by Bahria.
Plus minimum rate for a quality steel fixer is 4500
/ ton in Bahria.
Furthermore the poster wants to construct 35X 70 house (10 Marla). While our point of focus is BT islamabad .

Brother I just want to share my experience that one should not give contract with material should give contract of labor and purchase material by yourself.
I used the best material (Steel/Sarya from Fazal Steel Mills), Cement Bestway Cement, Special Eint, Rait from Khanaspur, Bajri from Margala etc.
Obeviously construction cost of house varies from place to place and society to society.
If I give the contract with material It will cost me till structure approximately Rs.35 lac ( I Saved Rs 7 Lac at Least in structure and similarly it will be for finishing)

All fingures are not alike.
We did many of our projects with material and none of our client complaints till todate
and we give 1 year maintanence GTY as well. So we confident of our quality and we always
use what we give written in contract.
Complete scope of works with specitications even brand names will be mentioned in our
contract and it will be legal contract.
Further you can appoint any 3rd party for inspection who can check quality and ratio time to time.
Rest all kind of ppls are in market we cannot say about others.
