Need An Advice

Can anybody tell me about the development in G-15 and it's future? I want to construct 1 kanal house in September. I am also thinking about DHA phase 2 and Anchorage. My workplace is in G-7. What are the best choices? Plot area can be within 10 Marla to one Kanal.

Please suggest.

Development status of G-15 is that all basic facilities are there like water electricity gas PTCL etc, its future is very bright due to its outstanding location it's a junction motorway Kashmir Highway Saddar road and gt road. New air port is 8 km away from G-15 and your work place G-7 is almost 18 km away from it. so near then DHA and other societies of zone 5. More then 600 families are already living there, drawback of G-15 is there lazy management they are better then many other societies but not efficient like multi professional or Bahria.

Please also guide me about Naval Anchorage future. Is it good to build house there? As I saw it and I like the place but I am confused about its development. I can get 1 kanal plot there. Please give me detailed insight about Naval. I need your answer as soon as possible.

Naval Anchorage is a good place, main edge is that its navy official society although development standard is not like Bahria but better or equivalent to JKCHS people are living there. almost 6 or 7 km from Islamabad Express Highway.

For living purpose you should check standard of both areas (JKCHS/Naval) your practical visit will clear that which is better development wise check development, facilities and approach from main Islamabad.

However investment wise or price wise G-15 will be always better than Naval.

I have visited JKCHS but I don’t like the place. It’s far away as compared to that I like Naval Anchorage but I am concerned about its development. Till when will it be fully developed? What is your opinion aboutt 8marla house in Margalla Town and Shehzad Town? Location wise they are near to main Islamabad?

The streets in Margalla Town are very narrow and the place is a bit like urban village…

Naval Anchorage is farther away from main Islamabad than JKCHS… and as Naval Anchorage is in zone 5 it will take too much time to get populated as in Zone-5 the supply is much more than demand of plots!

What about Shehzad Town?

Shehzad Town is already a developed sector but not like main Islamabad CDA sectors standard if you are buying in Shehzad Town then y not in G-8 or I-9 or even G-11 which is much better then Shehzad Town.

Please can you tell me the plot sizes and their rates or house sizes and rates in sectors which you mentioned. Please give me detailed info as I have to buy as soon as possible so give me detailed insight of possible options. I am waiting experts answers.

Kindly tell me you are looking for which size in shezad town and your budgets please in g -8 and g- 9 you can get a 5 marla old home in 8 to 9 million and renovated home 11 to 12 million. in i -9 you can get a 5 marla renovated home below 8 million and old home around 7 million.

Plot or home size should be above 8 marla. Not less than this.

And budget?

Budget is total 90 lakh for plot and construction.

I think in this money you can get a good offer in Shahzad Town. You can get a 35x70 plot in around 70-80 lac and money spent on construction depends on what sort of material you are using - it can be low and it can be very high.

Agreed With Mr Hayat in 9 million budget you can get there a 10 marla size and also in sector I-9 you can get a 30 x 70 home but old home which will be liveable but minimum 25 years old but with the passage of time you can renovate it.

Why Naval Anchorage or Defence not suggested? What are the cons of these societies especially Naval Anchorage?

The main con of Naval Anchorage is its distance from main Islamabad, especially if you have to go to work to Islamabad daily. Anchorage is I think 23.2 km from your place of work i.e. G-7 while Shahzad Town is only about 11.4 km. This makes a huge difference in the long run in terms of fuel costs and the fatigue that you have to overcome to get to your place of work.
