Need advise to build home in multi orchards

Hi members,
I visited multi orchards last sunday and found the work progress is quite good and fast. I saw one house in b block under construction(2nd floor). Two farm houses are also under construction. That made me decide to built home on my plot as well that reside just near the commercial market in b block.

I need your sincere advise here if my decision is correct. It will take around a year and for sure prices are expected to raise along with construction material and labor. Am i right?

Fouzan bhai it is an excellent place to live. Away from the distractions and rat races of fashion, fast food, socialising and birthday parties. With this craze in main Islamabad, there is little time for children to study and no opportunity for their parents to save anything for their future.

Multi Orchards will provide you with a peaceful life in a scenic and noise free environment with top notch facilities and 6.5km from the city that is known as the education capital of Pakistan: Wah Cantt. All the best schools have their campuses in Wah. Also, you are not too far from Islamabad so that you can reach Blue area in 25-35 minutes depending on the time of the day. Just the right distance from the maddening crowd.

This scheme soon will be populated and have all city facilities in its own town as well. People says, a number of houses being under construction there. Taxila/Wahcant already populated and no cheap price and good quality plots left over. Next choice is only ROS and people going for it.

Yes this will be a good scheme InshAllah. I think it may get well populated in 5 years. Although there is hesitancy to build now when population is still small, or none, but building now will also get you Rs 10 lakh reward from Multi.

Multi Orchard is good place for live but not now. In my opinion it will take minimum 5-7 years to be populated.Look at B-17 population, A & C blocks are almost empty except B-block. I will suggest you don,t even build your farm house. Wait for 2-3 years.The development pace of Multi project too slow compare to Bahria or DHA.

2-3 year delay in construction will hit badly in number of ways;

1-people building house rapidly in ROS and 10 lac incentive will loss both ways ( in term of opportunity, increase of cost)

2- A house takes about year to complete. If some one start after one year , chances of loss 1 million of incentive and 1 million in term of cost and other

2-House increases probability, both plot price rising and construction profit, development already taken place in area where people constructing houses.

so i support house construction, if some one have money, with good expectation IA.

ROS has potential due its closure with under construction Hazara express way, A dry port is also proposed in vicinity and land procurement underway for it. A route may be build near to ROS area to link up with new port and dry port.

Where do u work in islamabad or some nearby place .where do u live currently

If u already living near orchards or Ur work place ‚kids schooling is near by then it is best option provided that you avail 1 million refund scheme .1 year is hell of time to get some houses over there but security is point in unpopulated places

This area is well secured with police and other security patrolling and check posts (people know when go on near by DAM site for fishing and picnic). It has some geographic bounded position and multi may have some security in short time as well.99% areas of Pakistan are without any security, Allah malak he.

Once it got some population, its price will also see huge difference i.e I-14 without any securety and 3 year ago plots of 6 marla was around 12lac and now its 32 lac after 20-50 houses constructed there without any gas/water and incentive. So its matter of risk verses gain. Residencia is good option but not last.
