Need advice regarding buying plot for residential purpose

I have been a silent reader of this forum for a long time and found it extremely helpful.

I need to buy plot for residential purpose near islamabad/rawalpindi.

My budget is 40 lacs.

So far i have been considering e 16/17, i 14

Soan garden, and cbr town.

My work place is in g-7 islamabad and also near chandni chowk muree road.

Dear experts, where should i buy plot considering my limited budget and distance from central main city(i.E my workplace). Pros and cons..?

10 marla in Phase 8 the best so far in this budget. Not far from murree road as well. Must visit once. The best place of RWP of coming time. School, hospitals super market and leisure facilities already available. No electricity problem so far .beautiful play grounds for kids and many families already living there. Don't go for any file. Buy ready plot in B C D E F1.

Bahria phase8 is one of best place for living with all basic facilities.This is the time for purchasing because market is down.

It will take atleast 75 minutes to reach G-7, if u are willing the spend that much time on road then Phase-8 is good.

Agree with Sheikh sab and it's true.It's far but best for living.

Yes distance from g-7 is the main disadvantage in phase 8. So far only place near main city in my budget is i 14. Its about 35 min from i 14 to g-7, thanks to Kashmir highway extension. But the problem is lack of facilities there. What about soan gardens, CBR town??

One more thing e16/17 appears to be cheaper compared to many neighbouring societies on GT road. Why is so??whats the draw back??

Zone5 is best for living and zone2 is just for investment because it will take time.

If you want to construct big house in this budget than CDECHS is good…

40X80 Blvd. Plot in Jinnah Garden Phase-1

OR

two 5 marla (25x50) plots in Ghauri Town Phase-7

Stay away from Soan Garden or CBR Town. E-16/E-17 is currently not live-able for humans :)

If I was you, I would have gone for a possession or very near possession plot in Bahria enclave for living purpose.

CBR sits on the back so access is not as good, also this society has been divided on two different sides with AGOSH and Soan Garden sitting in the middle.

Soan garden is heavily populated but crime and water issue still exists as water mafia is totally in control. Soan Garden has bad name because of Khokhars not being well civilized people. This has been effecting prices negatively. Electricity is not underground so every rain brings longer hours of load shedding.
